New town apartments are prized for their planned residential environments and long-term value, but residents often face inconvenience in the early years as commercial districts and daily amenities take time to develop. That has drawn growing attention from end-users to locations that offer both the development upside of a new town and the established infrastructure of an existing urban core.
Against that backdrop, POSCO E&C plans to launch pre-sales for The Sharp Geomdan Lake Park in Incheon's Geomdan new town in June. The complex sits where the new town's central living zone meets existing neighborhoods, giving residents access to both environments from the outset.
The site lies at the boundary between Geomdan new town's central district and the established Seo-gu neighborhoods of Majeon-dong and Dangha-dong, allowing residents to use both the new town's planned urban amenities and the older district's existing infrastructure at the same time.
The surrounding established neighborhoods already offer supermarkets, hospitals and medical clinics, and financial institutions, all available immediately upon move-in. That ready-made convenience reduces the lifestyle disruptions that typically accompany the early stages of new town settlement.
The education environment similarly combines the strengths of both areas. Sites for a kindergarten, an elementary school and a middle school are planned directly in front of the complex, and hagwon clusters around Wanjeong Station and Majeon Station are also within reach.
"The Sharp Geomdan Lake Park has the locational advantage of combining a planned new town residential environment with the established lifestyle infrastructure of the existing urban core," a pre-sales official said. "Residents can enjoy both daily convenience and strong education options from the moment they move in."
Meanwhile, The Sharp Geomdan Lake Park will rise on blocks 22 and 23 of Incheon's Geomdan new town, comprising 26 buildings with 3 below-ground floors and 29 above-ground floors, exclusive use areas of 59 and 84 square meters, and a total of 2,857 units.
The complex sits near the planned Central Lake Park and the Najinpocheon stream, putting green space and waterfront areas within easy reach. It also falls within the central living zone of the Work-Life Balance Village, one of five signature development projects in Geomdan new town, offering access to a range of lifestyle and cultural amenities.
For transportation, residents can use Incheon Line 2's Wanjeong Station and the planned Geomdan Lake Park Station on Incheon Line 1. The Incheon International Airport Expressway and the Greater Seoul First and Second Beltways connect the complex to major destinations across the metropolitan area. A road linking Geomdan to Dream-ro, which opened in April, has also improved local mobility.
Within the complex, a central plaza, landscaped areas and walking paths are planned. Community facilities will include an indoor golf practice range, fitness center, group exercise room, sauna, family library, education and business lounge, kids zone and guesthouse. Parking will accommodate 4,517 vehicles, roughly 1.58 spaces per household.
A model home will open in the Wondang-dong area of Incheon's Seo-gu sometime in June.
