BS Hanyang to launch pre-sales for Godeok International New Town Sujainhausdi in June

BS Hanyang and Daebo Construction announced Friday they will launch pre-sales this month for Godeok International New Town Sujainhausdi, developed through the P2 package project in the Godeok International Planning District in Pyeongtaek, Gyeonggi Province.

Located at block A-67BL in Godeok International New Town, the complex will comprise four buildings with a total of 403 units rising up to 23 above-ground floors over two basement levels. The units are configured in mid-to-large floor plans favored by end-users: 107 units of 84㎡A, 90 units of 84㎡B, 59 units of 84㎡C and 147 units of 101㎡.

The complex sits within the international exchange district, which is slated to host an international school, global education and exchange facilities, and mixed-use development — positioning it as a central axis linking Godeok New Town's education, residential and cultural functions.

Pyeongtaek signed an establishment and operation agreement with Annie Wright Schools, a prestigious private school in Tacoma, Washington, in January, targeting an opening in September 2030. The school will offer an integrated K-12 curriculum and the International Baccalaureate program, providing strong educational conditions for residents. An elementary school site is also planned near the complex, meaning families will be able to access education from early childhood through international curricula all within the same neighborhood.

The complex also benefits from the development momentum of a self-sustaining planned city and a large built-in demand base. As Samsung Electronics continues to invest in new production lines at its Pyeongtaek campus amid growing demand for AI semiconductors and HBM, the resumption of construction on Pyeongtaek Plant 5 (P5) and a mass production target of 2028 are expected to draw a surge of workers seeking homes close to their workplace. Additional public and cultural facilities — including a new Pyeongtaek City Hall, a central library and a museum — are also planned, and a Bus Rapid Transit route is set to run near the complex, with living infrastructure to be expanded in phases.

The price ceiling on new apartments applies to the complex, and pre-sale prices are expected to be set at reasonable levels. There is no mandatory residency period, and the down payment is 5 percent, with the first installment set at 10 million won (about $6,540). As the complex is located outside a regulated zone, both household heads and household members are eligible to apply in the first round of apartment subscriptions regardless of whether they already own a home. Any adult aged 19 or older nationwide — not just Pyeongtaek residents — may apply, with no regional restrictions.

"This is a location where residents can enjoy both global education infrastructure and the live-work convenience of being near Samsung Electronics' Pyeongtaek campus," a project official said. "With the price ceiling on new apartments applied and mid-to-large unit offerings, we expect strong interest from end-users looking to move into Godeok New Town."

Meanwhile, BS Hanyang launched pre-sales for Godeok International New Town Sujainfungyeongchae phases 1 and 2 last month, drawing more than 10,000 visitors to the model home in the three days following its opening.
