Onsu-dong Daeheung, Seongwon and Dongjin villas to yield 1,453 units; Siheung-dong Mujigae Apartments to be rebuilt into 906 units; Namyeong-dong and Namseong Station area to supply 1,331 units
Aging villas in Onsu-dong, Guro-gu, Seoul are set to be transformed into a high-density residential complex of up to 44 above-ground floors with 1,453 units.
The Seoul Metropolitan Government said Friday that its 11th Integrated Deliberation Committee for Urban Renewal Projects conditionally approved four projects on Thursday: the reconstruction of the Daeheung, Seongwon and Dongjin villas in Onsu-dong; the reconstruction of the Mujigae Apartment complex; the Namseong Station A transit-oriented revitalization project; and the Type 2 urban renewal redevelopment project in the Namyeong-dong business district.
The Daeheung, Seongwon and Dongjin villas in Onsu-dong will be rebuilt into a 1,453-unit complex, comprising 1,370 pre-sale units and 83 public housing units. The site has faced delays since receiving project implementation approval in November 2018, largely due to complications involving the relocation of transmission towers near the Onsu substation. The Mujigae Apartment complex in Siheung-dong, completed in 1980, will also be rebuilt into a development of up to 35 above-ground floors with 906 units — 819 for pre-sale and 87 for rental. Redevelopment of the Namyeong-dong business district and the area around Namseong Station will together supply 1,331 units.
A mixed-use complex of up to 42 above-ground floors with 672 units — combining residential, office and commercial functions — is planned for the Han River Boulevard frontage in Zone 2 of the Namyeong-dong business district, including 80 public housing units. A separate 35-story office building will also be constructed on the site, with retail and fitness facilities on the basement first floor through the first above-ground floor. Through public contribution, the project will also introduce roughly 15,000 square meters of public rental office space and a roughly 5,700-square-meter Namyeong-dong multipurpose civic building.
The site sits along Han River Boulevard adjacent to subway Lines 1 and 4. The zone was first designated as a renewal district in 2022 and received association establishment approval in 2023. Conditions for the project subsequently improved after the 2030 Seoul Metropolitan City Urban and Residential Environment Improvement Master Plan was applied.
The area around 252-15 Sadang-dong, Seoul — north of Namseong Station — will be redeveloped into a lifestyle hub anchored by a 37-story mixed residential complex.
