Apartment prices in Dongtan are rising sharply, drawing growing interest in newly supplied complexes in the area.
According to the Korea Real Estate Board's weekly national apartment price survey for the second week of June (based on June 8), apartment sale prices in the Dongtan area rose 1.98 percent from the previous week — far exceeding the prior week's gain of 0.60 percent and marking the highest weekly increase since 2021.
Industry observers attribute the surge largely to rising residential demand tied to the booming semiconductor sector. Housing demand flowing into areas near Samsung Electronics and SK Hynix facilities has driven a broad rally in the apartment market across southern Gyeonggi Province, including Dongtan.
Actual transaction prices are also trending upward. According to the Ministry of Land, Infrastructure and Transport's real transaction price disclosure system, an 84-square-meter unit at Dongtan Station Lotte Castle in Yeoul-dong, Hwaseong, sold this month for 2.225 billion won (about $1,460,000), setting a new record. A 99-square-meter unit at Dongtan Station Sibeom Bando Ubora I'Park 1.0 in Cheongye-dong also set a new high last month, changing hands for 1.3 billion won.
Amid this environment, Dongtan Paragon 3, a new supply project in Dongtan 2 New Town, has been drawing steady consumer interest. Following recent television coverage of the site, the model home has attracted an average of 150 visitors on weekdays and more than 500 on weekends.
Developed by Line Industry, Dongtan Paragon 3 will be built in the Dongtan District 2 area of Hwaseong, Gyeonggi Province. The complex will comprise 18 buildings rising up to 20 above-ground floors over two basement levels, with exclusive use areas ranging from 82 to 108 square meters across a total of 1,247 units.
The complex sits within reach of both Dongtan 1 and 2 new towns as well as the Byeongjeom living zone. Residents will have access to the GTX-A and SRT lines via Dongtan Station, with further transport improvements in the pipeline — including a Dongtan urban rail (tram) line, the Namsa Tunnel, and national local roads 82 and 84.
The project is offered under a publicly supported private rental scheme. Residents may convert to ownership after up to 10 years and are exempt from acquisition tax, property tax and comprehensive real estate tax during the rental period. Units are also excluded from household property counts, easing the burden on end-user buyers.
Lifestyle amenities are well covered. Lotte Department Store's Dongtan branch and E-mart Traders are nearby, and Daol Elementary School is set to open in September. The complex features a park-style design with a low building-to-land ratio, parking for 1.42 vehicles per household, and planned community facilities including a fitness center and an indoor golf practice range.
The Dongtan Paragon 3 model home is located in the Osan-dong area of Hwaseong, Gyeonggi Province.
