DK Asia said it will offer 383 limited units from the 1,500-unit Singeomdan Royal Park City II, Incheon's first apartment complex built under a construction-first, pre-sale-later model.
The subscription will proceed under a post-construction pre-sale format, allowing prospective buyers to inspect the completed complex, landscaping and community facilities before applying.
A total of 383 units will be available for apartment subscription on Thursday. The lineup breaks down by unit type: 95 units of the 74-square-meter Type A, 110 units of the 74-square-meter Type B, 80 units of the 84-square-meter Type A and 98 units of the 84-square-meter Type B.
Ahead of the pre-sale, DK Asia has been operating a future housing exhibition center where visitors can tour actual sample houses, a tea house and community facilities.
The complex features more than 1.8 million trees and flowers, waterfront spaces and art installations. A wide variety of species have been planted — including blue angel cypress, fragrant olive, hackberry, pine and Quercus palustris — with a unified landscaping design applied throughout.
Evergreen trees make up a larger share of the plantings to maintain a green landscape year-round, while the mix of species creates scenery that changes with the seasons.
Urban infrastructure has also been developed alongside the complex. Street tree planting areas were expanded and large-canopy trees installed, complemented by a flower field spanning about 138,000 square meters and a loess walking trail.
Singeomdan Royal Park City II Limited 383 is planned with a range of community facilities and resident services, including a private yacht for residents, a shuttle bus, an indoor golf practice range, golf lesson programs and food and beverage service.
The earlier Geomam Station Royal Park City Limited 197, offered in March, drew 1,682 applications for 197 units, recording an average competition ratio of 8.54 to 1 and a peak of 28.60 to 1.
Apartment subscription for Singeomdan Royal Park City II Limited 383 opens Thursday, with winners announced Friday. Formal contracts will be signed over three days from Saturday through Monday.
Any domestic resident aged 19 or older may apply from anywhere in the country regardless of whether they hold a housing subscription account, and no re-winning restrictions apply.
Meanwhile, DK Asia is also pursuing Phase 2 of the Royal Park City development — an urban development project planned to supply 16,800 units across a site of about 2.6 million square meters in Incheon's Geomdan-gu.
To that end, DK Asia recently signed a financial advisory agreement with Hana Bank and is also working with the Kim & Chang law firm. The company said it plans to advance the project by establishing a financing framework and reviewing licensing, compensation and various administrative procedures.
