GS Engineering & Construction opened first-priority apartment subscriptions Tuesday for its Buk-Osan Xi the Forest complex in Osan, Gyeonggi Province.
The complex will be built on Block A2 of the Naesam-mi 2 zone district unit planning area in Osan. It will comprise 11 buildings ranging from two below-ground to 29 above-ground floors, with exclusive use areas of 59 to 125 square meters across a total of 1,517 units. Together with the 1,275 units of the previously launched Buk-Osan Xi Rivable City, the two developments will form a Xi brand town totaling 2,792 units.
General pre-sale units by exclusive use area break down as follows: 233 units at 59 square meters, 307 at 74 square meters, 756 at 84 square meters, 218 at 99 square meters, two at 124 square meters (penthouse type) and one at 125 square meters (penthouse type).
Second-priority subscriptions will be accepted Wednesday, with winners announced June 30. The down payment is set at 10 percent of the pre-sale price, with a fixed initial deposit of 10 million won ($6,510).
Osan is an unregulated area, meaning anyone aged 19 or older residing in the greater Seoul metropolitan area who holds a housing subscription account of at least 12 months and meets the regional and unit-size deposit requirements is eligible as a first-priority subscriber. There are no re-winning restrictions or mandatory residency periods, and the resale restriction period is six months from the date winners are announced.
The complex sits adjacent to Dongtan new town, giving residents access to Lotte Department Store's Dongtan branch, Traders Wholesale Club Dongtan and Hallym University Dongtan Sacred Heart Hospital. It is also close to Dongtan's hagwon district.
The Naesam-mi 2 zone is planned to include schools, parks and mixed-use facilities alongside the two Xi complexes. A new elementary school is also slated for construction near the site.
In terms of transport, residents will have access to the Second Metropolitan Beltway via the Buk-Osan interchange, as well as the Gyeongbu Expressway.
Nearby employment hubs include Samsung Electronics' Giheung, Hwaseong and Pyeongtaek campuses, Samsung Digital City in Suwon, LG Corp's Digital Park, Dongtan Techno Valley and the Dongtan and Osan Gajang general industrial complexes.
Community amenities within the complex will include a fitness center, golf practice range, group exercise room, Pilates studio, sauna, small library, reading room, guesthouse and tea house. A book curation service operated by Kyobo Book Centre, a soundproofed practice space, cafeteria and lounge will also be available.
A model home has been set up in the Naesam-mi-dong area of Osan, and move-in is scheduled for October 2029.
