The Hyangnam real estate market is turning its attention to the first brand-name new apartment supply to emerge in the area in some time. Hyangnam is regarded as a residential district in western Hwaseong with consistently strong end-user demand, but private brand-name apartment supply has been relatively scarce, as the area's housing stock has long been dominated by public and rental units.
Hyangnam draws a steady stream of live-work demand thanks to its proximity to several industrial complexes, including the Hyangnam Pharmaceutical Industrial Complex and the Balan Industrial Complex. The area benefits from solid end-user demand from workers at those complexes, as well as a well-established lifestyle infrastructure anchored by a central commercial district.
However, the housing supply structure has not fully reflected that demand. According to industry data, public rental units account for about 41.8 percent of total housing supply in the Hyangnam area, with private rental units making up roughly 30.1 percent. Private pre-sale units, by contrast, represent only about 28.1 percent — meaning more than 70 percent of total supply in the area consists in effect of rental housing.
The same pattern holds in Hyangnam District 2, where large-scale rental housing development has pushed the rental share even higher. With relatively few privately sold brand-name apartments available, demand for new units — particularly brand-name new builds — has remained consistently strong among local residents.
The industry is also watching Hyangnam's longer-term growth potential. Plans are underway to develop H-Techno Valley, an advanced industrial complex spanning about 740,000 square meters in Yanggam-myeon, Hwaseong. The complex is designed to attract companies in the semiconductor, future mobility, smart logistics and eco-friendly energy sectors, and is considered a beneficiary of the semiconductor industry belt linking Samsung Electronics' Hwaseong and Pyeongtaek campuses.
Particularly notable is a move-in agreement Samsung Electronics signed last year with Hwaseong city and the H-Techno Valley developer to build an advanced logistics hub, known as a CDC. Under the agreement, Samsung Electronics plans to invest about 200 billion won ($130 million) to construct a smart logistics hub on a roughly 64,000-square-meter site within the complex. Industry observers expect Samsung Electronics' entry to significantly strengthen H-Techno Valley's appeal to other businesses and boost its industrial competitiveness.
Against this backdrop, a brand-name apartment complex is set to be built in the Hyangnam-eup area — seven buildings ranging from two below-ground to 29 above-ground floors, with exclusive use areas of 71 to 147 square meters and a total of 933 units.
Hagil Middle School and Hagil High School are located about 100 meters away, while Hwawon Elementary School and Seobong Elementary School are within walking distance, giving residents access to elementary, middle and high schools all on foot.
A central commercial district sits about 400 meters from the complex, offering convenient access to shopping, dining, medical and financial facilities. The development also shares Hyangnam's existing lifestyle amenities while offering a comfortable residential environment.
Live-work proximity is another selling point. The complex is close to major industrial complexes in western Hwaseong, including the Hyangnam Pharmaceutical Industrial Complex and the Balan Industrial Complex, providing a large pool of potential residents. With steady end-user demand from industrial complex workers, the development is expected to enjoy a stable residential demand base.
