Jungnang-gu announced Thursday that it has officially approved and published a revised project implementation plan for the Sangbong Zone 7 urban redevelopment project.
Under the revised plan, Sangbong Zone 7 will be transformed into a tower-style mixed-use complex rising up to 49 stories, featuring residential units, officetels and cultural facilities — positioning it as a new landmark for Seoul's northeastern corridor.
Sangbong Zone 7 sits within a commercial district and serves as a key hub in the northeastern part of the city, where redevelopment efforts have been ongoing to strengthen the area's urban competitiveness. The project first received implementation approval in 2015 for a 43-story, two-tower, 511-unit development, and has since undergone revisions to the redevelopment promotion plan and architectural review, producing a new design with improved viability and residential quality.
The revised plan applies a floor-area ratio of 826.18 percent, yielding a four-tower complex spanning seven below-ground floors to 49 above-ground floors and reaching a maximum height of 174.95 meters. The housing supply will expand from the original 511 units to 841, with the complex also set to include 30 officetel units alongside retail and cultural facilities.
The lower floors of the complex will house a cultural facility with a total floor area of 5,908.15 square meters. The first floor will contain a public nursery, the second a children's hands-on experience center, and the third a women's cultural welfare center — all of which will be donated to the district upon completion.
A new east-west public pedestrian pathway will also be created to improve walkability for residents. Open plazas on the southern and southeastern sides of the complex will provide publicly accessible rest areas.
To accelerate the project, the district ran the revised implementation plan approval process in parallel with the appraisal firm selection, shortening the overall timeline. The district said it will continue to provide administrative support to keep the project on track.
Jungnang-gu District Mayor Ryu Gyeong-gi said Sangbong Zone 7 is a transportation hub centered on Sangbong and Mangwu stations, served by subway Line 7, the Gyeongchun Line and the Jungang Line, with the GTX-B line and the Myeongmok Line also planned for the area, making it a concentrated commercial and business node. "Through this project, we will actively support the development of a mixed-use space where residential, commercial and cultural functions come together, so that it can establish itself as a new landmark representing Jungnang-gu," Ryu said.
