MDM Plus, Hallym University Sacred Heart Hospital sign MOU to boost medical services at Baegwon Lake senior residence

Baegwon Lake Prugio Morning in the Forest Suite, one of South Korea's leading senior residences, is stepping up medical services for its residents.

MDM Plus and Hallym University Sacred Heart Hospital signed an MOU on Monday, according to industry sources. The agreement aims to support residents' health and provide stable medical referral services. Hallym University Sacred Heart Hospital President Kim Hyeong-su and MDM Plus CEO Gu Myeong-wan attended the signing ceremony.

Under the agreement, Hallym University Sacred Heart Hospital will offer residents discounted rates on health checkups and a broad range of medical treatments.

The complex sits in Hagui-dong, Uiwang, Gyeonggi Province, spanning 16 above-ground and six below-ground floors across two sub-complexes, totaling 1,378 units — 536 senior housing units and 842 officetels. Nestled between Baegwon Lake and Moraksan, the development combines a resort-like natural setting with urban lifestyle infrastructure.

Its most distinctive feature is that it is South Korea's first multigenerational senior residence. The complex is designed so that adult children live in the officetel units while their parents reside in the senior housing Suite section, allowing three generations to share a single community.

The Suite section is open only to residents aged 60 and older and comprises 536 units in two floor-plan types — 61 and 84 square meters. Deposits for the 61-square-meter type range from 570 million to 750 million won ($487,000), with monthly fees of 1.9 million won per person or 2.6 million won for two. The MDM Group oversees the project from development through operations, with day-to-day services handled by Empore, an operating subsidiary it established.

Residents have access to healthy meals managed by a dedicated nutritionist, along with housekeeping, laundry and concierge services. An on-site medical center and round-the-clock nursing staff ensure prompt responses in emergencies.

A particular highlight is Club Four Seasons, a total life-care community spanning about 11,000 square meters — roughly the size of two World Cup stadium pitches — fitted out to five-star hotel standards. More than 50 programs run daily from 7 a.m. to 8 p.m., 365 days a year.

Amenities include a 25-meter, three-lane indoor swimming pool, a golf practice range, a fitness center, table tennis and billiards rooms, a private cinema and a music room. Residents have also formed more than 50 voluntary clubs, reflecting a vibrant community culture within the complex.

Location is another selling point. The complex offers access to Seocho in about 10 minutes and Gangnam in roughly 20 minutes, giving residents strong connectivity for family visits and hospital trips alike.

"Baegwon Lake Prugio Morning in the Forest Suite brings together all the essentials of senior living — multigenerational coexistence, nature, healthcare and transport," an MDM Plus official said. "Building on this hospital partnership, we will continue to expand practical lifestyle benefits through affiliated services so residents can enjoy a healthier and more comfortable retirement."

The addition of health checkup and treatment services through the Hallym University Sacred Heart Hospital agreement completes the complex's core residential value of "aging more healthily, in nature."

"We will keep expanding our premium life-care services, with a focus on delivering a healthy and dignified senior lifestyle that goes beyond simply providing a place to live," an Empore official said.

Meanwhile, MDM Plus is broadening its footprint in the senior market, including a plan to develop what would be South Korea's first silver town applying a healthcare real estate investment trust structure in Dongtan, Hwaseong, Gyeonggi Province.
