Kumho E&C to build 1,295-unit 'Artera' complex in Pyeongtaek's Godeok new town

Kumho Engineering & Construction announced Friday it has been selected as the preferred bidder for the Pyeongtaek Godeok A-72 and A-73 block private-participation public housing project, worth 438.2 billion won ($291 million). The project will develop a 1,295-unit residential complex under the company's Artera brand in Godeok International New Town, near Samsung Electronics' Pyeongtaek campus.

The development will cover blocks A-72 and A-73 in Godeok International New Town in Pyeongtaek, Gyeonggi Province, comprising 17 buildings ranging from one below-ground to 20 above-ground floors, with exclusive use areas of 74 to 84 square meters per unit. Block A-72 will hold 11 buildings with 773 units, while block A-73 will have six buildings with 522 units. Groundbreaking is scheduled for December, with completion targeted for July 2029.

Kumho Engineering & Construction will lead the project with a 51 percent stake, with Isu Construction, Ssangyong E&C and Woomi Development participating as co-investors. The complex will carry the company's residential brand, Artera.

To maximize comfort, the company plans to orient all units primarily toward the south to optimize natural light. The complex will also feature a smart Internet of Things platform allowing residents to remotely control temperature, lighting and other home systems.

Community amenities will be tailored to each block. Block A-72 will feature a mixed-use cultural hub with a central lounge, individual study rooms and group study spaces. Block A-73 will center on a wellness complex anchored by a multipurpose gymnasium.

Location is considered a key selling point. Godeok International New Town sits adjacent to Samsung Electronics' Pyeongtaek campus as well as KG Mobility, Songtan General Industrial Complex, Eoyeon Hansan General Industrial Complex and Pyeongtaek Dream Tech General Industrial Complex. A Godeok R&D Techno Valley is also planned near the Samsung Electronics campus.

Surrounding lifestyle infrastructure is expected to expand as well. The complex is near Hambaksan Central Park, and a history park and cultural park are planned for the area. Annie Wright Schools, an international school that Kumho Engineering & Construction has signed a memorandum of agreement with Pyeongtaek city to establish, is working to build a campus with a target opening of 2030.

"We proposed a mixed lifestyle platform complex where education, culture and health coexist, embodying the unique brand philosophy of Artera," a company official said. "Drawing on the construction capabilities and expertise we have built in the private-participation public housing sector, we will create a landmark complex that defines the region."

Meanwhile, the Wangseok Artera complex in the Wangseok District 2 area of Namyangju, Gyeonggi Province, which Kumho Engineering & Construction opened for subscription on June 18, drew 23,525 applicants for 223 general-supply units, recording an average subscription competition rate of 105.5 to 1.
