Seoul adds three neighborhoods to fast-track redevelopment candidate list

The Seoul Metropolitan Government has added three areas — in Gwangjin-gu, Yeongdeungpo-gu and Eunpyeong-gu — to its list of candidates for the city's fast-track integrated planning housing redevelopment program.

The city announced Thursday that the three sites — Guui-dong 32 in Gwangjin-gu, Singil-dong 113-5 in Yeongdeungpo-gu and Galhyeon-dong 510-1 in Eunpyeong-gu — were selected at the third housing redevelopment candidate selection committee meeting of 2026, held Wednesday.

Guui-dong 32 in Gwangjin-gu has a resident consent rate of 73 percent, reflecting strong community support for redevelopment. The area also benefits from strong access to metropolitan transit, with connections to Achasan Station and Cheonho-daero.

Singil-dong in Yeongdeungpo-gu has an aging rate of 81 percent, making improvements to its residential environment urgent. The city expects to amplify the benefits by coordinating infrastructure development — including roads — with adjacent existing redevelopment candidate sites.

In Galhyeon-dong in Eunpyeong-gu, the redevelopment project will be linked to the Yeonsinnae area lifestyle plan, with the aim of upgrading infrastructure and securing the social overhead capital facilities the neighborhood needs, improving living conditions both on-site and in surrounding areas.

The city will apply its "Fast-Track Integrated Planning 2.0" framework to all three selected sites, cutting the typical redevelopment timeline from 18.5 years to 12 years to accelerate housing supply.

The city plans to immediately provide subsidies for drawing up improvement plans, launch fast-track integrated planning and improvement plan consulting services in the second half of this year, and complete the designation of improvement zones within two years.

"The sites selected this time are deteriorated residential areas with poor infrastructure where improving the living environment is urgent," said Myeong No-jun, head of the Seoul Metropolitan Government's housing bureau. "We will spare no effort in supporting the fast-track integrated planning process to shorten the project timeline and deliver housing quickly."
