Yongsan-gu (district mayor Kim Gyeong-dae) approved the management and disposal plan for the Sanho Apartment housing reconstruction project at 118-16 Wonhyo-ro 4-ga on Monday and officially announced it Friday.
Built in 1977, the aging residential complex sits along the Han River waterfront corridor and near the Yongsan International Business District, giving it strong locational advantages and scenic value.
The project received its implementation plan approval on March 29, 2024, though contractor selection was delayed somewhat. From February 2025, the association moved forward in earnest with related procedures, including the selection of appraisers required for the management and disposal plan approval.
The management and disposal plan approval process involves nine stages, including property appraisal, unit allocation for association members and feasibility verification. Under the Seoul Metropolitan Government's fast-track integrated planning schedule, the standard processing period is one year and nine months. Through swift administrative support from Yongsan-gu, active cooperation from the association and close coordination among relevant agencies, the district completed the process in one year and six months — from February 2025 to August 2026 — finishing three months ahead of schedule.
With the management and disposal plan now approved, Sanho Apartment has secured the foundation to proceed with a reconstruction project of up to 35 stories and 679 units. The association plans to pursue amendments to the redevelopment plan and an integrated review in line with the "2040 Seoul Urban Master Plan," while simultaneously moving forward with relocation and demolition procedures.
"This management and disposal plan approval for Sanho Apartment is a meaningful achievement made possible through swift administrative support and cooperation from the association," district mayor Kim Gyeong-dae said. "We will spare no administrative support to ensure the remaining steps — including the implementation plan amendment, relocation and demolition — proceed smoothly." He added that he hopes Sanho Apartment will be reborn as a landmark residential complex in Yongsan, drawing on its strengths as a community along the Han River waterfront and behind the Yongsan International Business District.
