Lotte Engineering & Construction opens model home for Sangdong Station Lotte Castle Signature

Lotte Engineering & Construction opened the model home for Sangdong Station Lotte Castle Signature on Friday, kicking off the formal pre-sale process for the project at 540-1 Sangdong, Wonmi-gu, Bucheon, Gyeonggi Province.

The complex will rise from 8 below-ground to 49 above-ground floors across seven buildings, offering a total of 1,859 units with exclusive use areas ranging from 84 to 192 square meters. The unit breakdown is 1,370 units at 84 square meters, 308 at 113 square meters, 178 at 121 square meters, and three penthouse units at 153, 187 and 192 square meters. The 84-square-meter type — the most popular among end-user buyers — accounts for about 74 percent of the total, while larger mid-to-large units and penthouses round out the supply.

The buildings are oriented primarily to face south to maximize natural light and sun exposure. Standard ceiling heights are set at 2.4 meters, rising to 2.55 meters with coffered ceilings, to create a more open feel indoors. Parking is provided at 1.55 spaces per unit.

The floor plans are tailored by unit type. The 84-square-meter type is divided into six subtypes — A through F — to broaden buyer choice, and each includes a pantry, a multipurpose alpha room and a walk-in closet to maximize storage. The larger 113- and 121-square-meter types offer generous living and kitchen spaces, and select subtypes feature wide-format kitchens and three-sided balconies that significantly expand the service area.

Within the complex, a hypermarket and other large commercial facilities will be joined by a cultural plaza, pocket gardens and garden terraces. Community amenities spanning from the first below-ground floor to the third above-ground floor will include an indoor swimming pool, an indoor golf club, a fitness club, a daycare center, a private reading room, an education club, a senior club and guest rooms.

The location offers strong transit and lifestyle infrastructure. The complex sits directly at Exit 1 of Subway Line 7's Sangdong Station, providing easy access to major Seoul business districts including Gasan Digital Complex and Gangnam. Drivers can reach the Seoul Metropolitan First Beltway and the Gyeongin Expressway via the Jungdong interchange. Nearby amenities include a large hagwon district around Sangdong Station, Hyundai Department Store, Lotte Department Store, NewCore Outlet, Soonchunhyang University Bucheon Hospital, and green spaces such as Sangdong Lake Park and Bucheon Central Park.

The subscription schedule opens with special supply on Aug. 24, followed by first-priority subscriptions on Aug. 25 and second-priority on Aug. 26. Successful applicants will be announced Sept. 1, and formal contracts will be signed over four days from Sept. 14 to Sept. 17.

Anyone aged 19 or older — or a minor who is the head of household — who resides in Bucheon or the greater metropolitan area as of the announcement date may apply regardless of how many homes they own, and no re-selection restrictions apply. First-priority applicants must have held a housing subscription account for at least 12 months and meet the required deposit threshold. For the 84-square-meter type, 40 percent of units will be allocated by points and 60 percent by lottery; units larger than 85 square meters will be distributed entirely by lottery, giving buyers with lower subscription scores a realistic chance.

Financial incentives are also on offer. The down payment is set at 5 percent of the pre-sale price, with an initial deposit fixed at 10 million won ($7,070). All units come with a storage room and free balcony extension. The resale restriction period is one year, and the first installment payment is not due until October 2027, easing the financial burden on buyers.

"Sangdong Station Lotte Castle Signature is a large complex in a prime transit-oriented location with differentiated community amenities including an indoor swimming pool," a Lotte Engineering & Construction official said. "It will establish itself as a landmark development that sets a new residential standard for Bucheon."

Meanwhile, Lotte Engineering & Construction posted consolidated sales of 1.68 trillion won and operating profit of 122.4 billion won in the second quarter of this year. Sales fell 14.1 percent from the same period a year earlier, but operating profit jumped 230 percent.
