Nowon-gu breaks ground on 263-unit long-term jeonse housing near Gwangwoon University Station

Nowon-gu announced that its long-term jeonse housing project near Gwangwoon University Station in Wolgyedong has cleared a Seoul Metropolitan Government architectural committee review, paving the way for full-scale development.

The project passed the Seoul architectural committee review on Sept. 8, initiated on the basis of a reconstruction resolution by unit owners of Seongbuk Mansion, a residential complex more than 30 years old. The district has supported the project throughout, conducting preliminary architectural reviews, coordinating with relevant agencies and addressing issues raised during the review process.

The development will rise from six basement floors to 28 above-ground floors, with a total floor area of 44,905.66 square meters, housing both residential units and neighborhood commercial facilities. The complex will contain 263 units in total — 75 public rental units and 188 pre-sale units. The public rental component is expected to contribute to housing stability while accommodating a diverse range of residential needs.

The site sits adjacent to the East Seoul Expressway and Gwangwoon University Station. Gwangwoon University and the Wolgyedong Community Service Center are nearby, and several green and leisure spaces — including Yeongchuksan Healing Town, Choan Mountain Hydrangea Garden and the Gyeongchun Line Forest Trail — lie within a 1.5-kilometer radius.

The architectural plan makes full use of these locational advantages. The building layout is designed to secure sightlines and open views while maximizing a sense of openness. Neighborhood commercial facilities connected to the existing retail district will be placed along the main road to help invigorate local commerce.

The project is linked to the broader Gwangwoon University Station transit-oriented development initiative, aimed at improving the residential environment in Wolgyedong and strengthening urban functions in the area. Nearby, Ipark Hyundai Development is relocating its headquarters and developing an iPark Mall, while youth housing and other residential facilities are also being added to the transit-oriented area. The district expects the reconstruction of the aging Seongbuk Mansion and the addition of public rental housing to further solidify the residential and commercial fabric around Gwangwoon University Station, raising Wolgyedong's urban quality and competitiveness.

The project operator plans to apply for a building permit in the second half of this year, reflecting the architectural committee's findings, with groundbreaking scheduled for March 2028 and completion targeted for March 2030. The district said it will work closely with relevant agencies to ensure all administrative procedures proceed without delay.

"Clearing the Seoul Metropolitan Government's architectural committee review marks the completion of a critical procedural step for this project," Nowon-gu District Mayor Seo Jun-o said. "We will actively coordinate with relevant agencies and continue providing administrative support to ensure that follow-up procedures, including the building permit, move forward smoothly." He added, "I hope this project will not only redevelop aging housing and supply public rental units, but also harmonize with the broader transformation taking shape around Gwangwoon University Station."
