The site cleared Seoul Metropolitan Government's 13th transit-oriented area revitalization advisory committee meeting — the first case in Jungnang-gu under revised operating guidelines, with zoning upgrades and reduced public contribution requirements applied to a non-central transit zone.
A transit-oriented area revitalization project centered on Jungnang Station has been selected as a designated development site after clearing Seoul Metropolitan Government's 13th Transit-Oriented Area Revitalization Advisory Committee meeting. The project targets the area around Jungnang Bridge Shopping Center at 129-9 Sangbong-dong, at the entrance of Dongbu Market Street in Jungnang-gu.
The existing Jungnang Bridge Shopping Center site sits within the Sangbong residential district-center zone plan area. Jungnang-gu plans to redevelop the aging market around Jungnang Station into a mixed-use complex combining residential, commercial and community infrastructure to revitalize the transit-oriented area around the station.
The selection marks the first case in Jungnang-gu processed under the revised operating guidelines. With zoning upgrades and reduced public contribution requirements now applicable to non-central transit zones, the groundwork has been laid to create a new community hub in areas where mixed-use development had previously been difficult due to a shortage of centrally designated transit zones.
The district plans to rezone the site from a quasi-residential zone to a neighborhood commercial zone to encourage high-density, mixed-use development. The existing market — a designated urban planning facility — will be modernized and developed into a local gathering hub in connection with the Dongbu Market Street revitalization initiative. The district also plans to secure facilities needed by local residents as public contribution assets, taking into account the surrounding population and the current state of public services.
"This selection has laid the foundation for us to push forward in earnest with the transit-oriented area revitalization project in Jungnang-gu," Jungnang-gu District Mayor Ryu Gyeong-gi said. "We will continue to provide administrative support to establish an open traditional market at the entrance of Dongbu Market Street and to help the local commercial district thrive."
