Contractor selection vote set for Nov. 21; proposal features sky lounge, private studios
DL E&C has proposed "Acro Seongsu," a development under its high-end residential brand Acro, for the zone 2 redevelopment project in the Seongsu Strategic Improvement District in Seongdong-gu, Seoul.
The company said Thursday it submitted a bid proposal for a negotiated contract on the zone 2 housing redevelopment project. DL E&C was the sole bidder in the contractor selection process run by the residents' association, securing preferred negotiating partner status.
The association plans to hold a general meeting to select the contractor on Nov. 21 after reviewing DL E&C's proposal. The redevelopment will transform the zone into a complex of 11 buildings rising up to 65 above-ground floors over six below-ground levels, with 2,381 units in total. The project cost is estimated at 2.01 trillion won ($1.48 billion).
DL E&C has named the proposed complex "Acro Seongsu," envisioning it as a premier high-end residential development along the Han River that reflects the location and cultural character of Seongsu-dong.
Global specialists are involved in the design and engineering. Arcadis, a global design firm, is handling structural and basic design alongside Arup, a supertall structural engineering firm, and Doka, a company specializing in formwork construction control technology.
International firms are also contributing to the interior, landscaping and lighting. Yabu Pushelberg, known for luxury hotel interior design, Martha Schwartz, a landscape architect, and Licht Kunst Licht, a lighting design firm, are all part of the project team.
DL E&C has proposed an exterior design and site layout intended to maximize Han River views. Every unit belonging to association members will have a Han River view, and a sky lounge with panoramic river views is also planned as a signature amenity.
Community facilities are another differentiating feature. DL E&C proposed a large-scale communal area alongside "private studios" available to individual households. These spaces can be configured to suit residents' lifestyles, with options including a wine cellar, a cinema, a personal training room and a lesson room.
The proposal also calls for high ceilings to enhance the sense of openness and Han River views, among other residential product upgrades. Detailed project terms and product specifications are to be disclosed in line with the association's schedule.
"Zone 2 in Seongsu-dong is a landmark site with Han River frontage and the cultural and lifestyle infrastructure that defines Seongsu," a DL E&C official said. "We will bring the full capabilities of the Acro brand to create a new landmark that defines Seongsu."
Meanwhile, DL E&C posted strong earnings improvement in the first half of this year. The company recorded consolidated sales of 3.53 trillion won and operating profit of 316.8 billion won for the first half, with operating profit up 53 percent from the same period a year earlier.
