System auto-generates 3D models per unit reflecting residents' contract options
Hoban Construction has developed an AI-based building information modeling (BIM) technology that automatically incorporates each resident's chosen options into unit-level designs, aiming to reduce omissions and construction errors while improving on-site management efficiency.
The company announced Wednesday that it developed the technology jointly with Molderkorea, a construction and interior automation solutions firm, to automatically reflect residents' option contract data in unit-by-unit BIM models.
In modern apartment complexes, construction details increasingly vary from unit to unit depending on the finishes, furniture and fixtures each resident selects — even within the same floor plan. That has made it more important to accurately reflect and manage each unit's contract information at the construction site.
The new technology uses AI to automatically convert 2D architectural drawings into BIM, then incorporates each resident's option contract data to generate customized 3D models for all units at once.
Site managers can use the models to check which option items apply to each unit and confirm the scope of work in three dimensions. Hoban Construction said it expects the technology to help prevent option omissions and construction errors before they occur, and to support process management and quality inspections.
The two companies have already completed a pilot at the Hoban Summit Pungmu construction site in Gimpo, Gyeonggi Province. They generated 3D finish models for all units reflecting each prospective resident's selected options and confirmed the technology's practical applicability on site.
The two companies plan to expand the technology to more construction sites and further develop it so that unit-level BIM data can support process management and quality inspections.
Molderkorea won an excellence award at the 2026 Hoban Next Startup Competition held in May. Hoban Construction has been using open innovation to identify smart construction technologies with external startups and expand their on-site application.
"This technology allows us to manage the increasingly diverse option information for each unit in a more systematic way and reflect it accurately in construction," a Hoban Construction official said. "We will continue to develop smart construction technologies using AI and BIM and expand their application on site."
Meanwhile, Hoban Group has been stepping up its adoption of smart construction technologies, recently deploying AI-based automated ready-mixed concrete volume calculation and exterior wall crack inspection robots at construction sites.
