Management plans for Moa Town zones at 509 Mangwu-dong and 127-26 Myeonmok-dong approved with amendments, bringing road widening, new parks and expanded community facilities to improve residential conditions
Jungnang-gu announced that management plans for Moa Town zones at 509 Mangwu-dong and 127-26 Myeonmok-dong were approved with amendments at the Seoul Metropolitan Government's 11th Small-Scale Housing Improvement Integrated Deliberation Subcommittee, held Thursday.
The two areas cleared by the committee are set to receive a combined 1,076 units, including 191 rental housing units. The approved plans call for upgrading the zoning designation to third-class general residential, applying a project viability adjustment coefficient, widening roads, and expanding parks and shared community facilities.
The Mangwu-dong 509 zone, an aging low-rise residential area south of Mangwu Station, is slated for redevelopment from 170 existing units into a complex of 450 units. To accommodate the site's varied terrain, the complex will be divided into two sections at different elevations, connected by stairs, ramps and elevators.
Surrounding roads will also be widened. Mangwuro 58-gil will expand from 6 meters to 10 meters, Bongujae-ro 71-gil from 8 meters to 10 meters, and Sangbong-ro 28-gil from 6 meters to 8 meters, improving traffic flow. The lower floors of the complex are planned to house neighborhood commercial facilities and a residents' cafe.
The Myeonmok-dong 127-26 zone borders the plaza of Myeonmok Station on subway Line 7 and will be redeveloped from 245 existing units into a complex of 626 units. Plans include a 6-meter-wide public pedestrian path linking the Myeonmok Station plaza to Myeonmok Elementary School, and the widening of Gyeomjae-ro 29-gil from 9 meters to between 12 and 14 meters, along with new sidewalks to improve pedestrian safety and school commuting conditions.
A 1,000-square-meter children's park will be built on the north side of the complex facing Myeonmok Elementary School, and a residents' rest area will be established at the point connecting to the Myeonmok Station plaza. The plans also include a daycare center, a shared childcare center, a senior citizens' lounge and a small library to expand everyday amenities supporting childcare, leisure and community interaction.
Jungnang-gu District Mayor Ryu Gyeong-gi said the committee's approval would allow the district to move forward concretely with redeveloping the aging low-rise neighborhoods in Mangwu-dong and Myeonmok-dong. "We will expand not only housing supply but also essential infrastructure such as roads and parks," he said. "We will push ahead with follow-up procedures without delay so that residents can feel the improvement in their daily lives."
