Competition moves beyond breakfast service and pools to in-complex tutoring
High-end complexes now offer elite university mentoring, essay coaching and sports programs exclusively for residents
Education-conscious districts set new standard for premium apartments
"You'll have access to mentoring from elite university clubs, essay-writing education exclusively for residents, a children's sports program for residents only, and premium learning-style consulting."
After hotel-grade swimming pools and breakfast services, "education specialization" — think in-complex college entrance consulting — is emerging as the next keyword for high-end apartments. Construction companies competing for redevelopment contracts, once focused on luxury finishes and amenities, are now pitching differentiated children's education services as a core selling point.
Hyundai Engineering & Construction presented its "Dithe Mokdong Esser" four-point education plan to members of the Mokdong Complex 10 reconstruction association ahead of a contractor selection vote on Sunday. According to the proposal, every building in the complex would feature a private academy for individual study. The facility would include a study lounge called "Connect Study" designed to evoke a large library, counseling rooms for academic and career guidance, a dedicated auditorium for college entrance briefings, and a supervised reading room.
Hyundai E&C proposed that residents would be able to use services tied to professional education providers, including age-appropriate curated learning books, a complex-exclusive children's sports program, a complex-exclusive Korean essay-writing course, a dedicated curriculum, and an in-complex mentoring program run in partnership with elite universities. The company also plans to introduce a dedicated app — the "Dithe Mokdong Campus App" — that would integrate residents-only education programs, course registration and online classes, allowing users to manage their schedules and reserve spaces in one place.
An industry official said the move was aimed at "boosting project competitiveness by responding to the education demand that is the core concern of Mokdong residents — one of Seoul's most prominent school districts," adding that "competition among redevelopment projects has recently been expanding from premium finishes and facilities into lifestyle services such as asset management, healthcare and education."
What sets the latest push apart from earlier efforts — shuttle bus links to nearby hagwon strips or in-complex libraries — is the shift toward tailored education services. Developers are combining residential space with education and cultural offerings to raise resident satisfaction, positioning the value that carries through to the next generation as a new premium factor.
Other construction companies are also rolling out education-linked plans for Mokdong complexes. DL E&C, selected as contractor for Mokdong Complex 6 in June, proposed the name "Acro Mokdong Regency" and pledged to build a top-0.1-percent-level education platform community, including a river-view sky lounge.
Lotte Engineering & Construction, pursuing contracts for complexes 2, 7, 11 and 14, unveiled a "Sorbonne Project" themed around education and leisure, with an in-complex knowledge platform called "Sorbonne Knowledge" as its signature education-focused concept.
Meanwhile, among the Mokdong Sinsigage apartment complexes, complexes 12, 13 and 8 are set to select contractors before year's end, following Complex 10's lead. GS Engineering & Construction, named the preferred bidder for Complex 12, has proposed the name "Replije Xi" and pitched an education-focused community featuring classroom-style reading rooms, a library and a music practice room. Samsung C&T is moving toward a negotiated contract for Complex 13, while Daewoo Engineering & Construction, which has been actively courting Complex 8, plans to finalize its contractor selection in December.
