Hyundai Engineering announced Wednesday that it has opened a model home and launched pre-sales for Hillstate Geoje Signature, its new residential complex in Geoje, South Gyeongsang Province.
The complex will rise from seven below-ground floors to a maximum of 36 stories at 1670 Okpo-dong, Geoje, with a total of 1,963 units ranging from 84 to 165 square meters in exclusive use area. The development is notable for its focus on mid-to-large unit types, including six penthouse units of 138 to 165 square meters.
The complex will be released in two phases. The first phase covers 356 units: 227 units of the 84-square-meter Type A, 97 units of the 84-square-meter Type B, 17 units of the 112-square-meter Type A, 13 units of the 132-square-meter Type A, one unit of the 138-square-meter penthouse type and one unit of the 165-square-meter penthouse type.
The first phase comprises all units in Buildings 101, 102 and 103, as well as units on the 20th floor and above in Building 107. The selection prioritizes units with convenient access to the complex entrance, neighborhood commercial facilities, and key sports and community amenities. Some upper-floor units in the front-facing buildings will also offer ocean views of Okpo Port.
Subscription applications will open Monday through the Korea Real Estate Board's Cheongyanghome platform, starting with special supply applications, followed by first-priority subscriptions on Tuesday and second-priority subscriptions on Wednesday. Winners will be announced Oct. 27, with formal contracts running from Nov. 9 to Nov. 11.
Geoje is an unregulated area, meaning the subscription threshold is relatively low. Anyone aged 19 or older who has held a housing subscription account for at least six months and meets the regional and unit-size deposit requirements may apply as a first-priority subscriber, regardless of whether they are the head of household, a household member or a current homeowner. First-priority applicants from the designated area must be Geoje residents, while those from other areas must reside in South Gyeongsang Province, Busan or Ulsan.
Hillstate Geoje Signature carries no restrictions on re-subscription, residency obligations or resale. The developer has set the down payment at 5 percent, with a fixed initial deposit of 5 million won ($3,730) to ease the upfront financial burden on buyers. The second installment of the down payment is due within 30 days of signing the initial contract.
The complex also features differentiated floor plans and premium design elements. The 84-square-meter Type A includes an alpha room and a large walk-in closet to maximize storage and spatial efficiency. The 165-square-meter penthouse units offer an outdoor terrace and five bedrooms.
An all-in-one community facility will include an indoor swimming pool, sauna, multipurpose gymnasium, indoor golf practice range, fitness center and group exercise room. A guesthouse, coin laundry, dry car wash, shared office and private media room will also be available.
The complex is located in Okpo-dong, a residential area adjacent to Hanwha Ocean's Geoje shipyard, and is expected to draw strong demand from workers at the shipyard and its partner companies. Geoje Boulevard provides convenient access to major areas within Geoje and toward Tongyeong, while the Geoga Bridge offers easy connectivity to the Busan metropolitan area.
An elementary school is slated to relocate directly in front of the complex, and Okpo Seongjung Middle School is within walking distance. The developer has also signed MOUs with Atherton International School and MegaStudyEdu to offer specialized education programs for residents' children.
"In keeping with its status as the largest and most iconic complex in Geoje, we have brought together Hillstate's refined residential expertise and design technology," a company official said. "We will deliver an unrivaled landmark that combines overwhelming brand value with education and an all-in-one community." The Hillstate Geoje Signature model home in Okpo-dong is set to open Friday.
Meanwhile, Geoje is working to strengthen its industrial competitiveness, having begun drawing up a plan to develop an industry-culture convergence industrial complex with the goal of obtaining a cultural leading industrial complex designation by 2027.
