DL E&C to launch pre-sales of e Convenient World Centum Riverluche in Haeundae-gu

DL E&C said Monday it will launch pre-sales this month for e Convenient World Centum Riverluche, a new apartment complex in Banyeo-dong, Haeundae-gu, Busan, through the Banyeo District 4 housing reconstruction project.

The complex will rise from three below-ground floors to 36 above-ground floors across five buildings, comprising 536 units with exclusive use areas ranging from 47 to 84 square meters. Of those, 259 units will be offered in the general pre-sale, including 46 units of the 47-square-meter type, 36 units of 59-square-meter type A, 84 units of 59-square-meter type B, 19 units of 84-square-meter type A, 32 units of 84-square-meter type B and 42 units of 84-square-meter type C.

The site sits close to the Centum 2 urban high-tech industrial complex being developed across the Banyeo-dong, Bansong-dong and Seokdae-dong areas of Haeundae-gu. Spanning roughly 1.912 square kilometers, the Centum 2 district aims to attract advanced industries including information and communications technology, convergence components and materials, and video content, with completion targeted for 2032.

A private-sector special park development project for Myeongjang Park, covering approximately 780,000 square meters, is also under way nearby. The park is set to include a plaza, sports fields, a soccer pitch and a mixed-use community center.

The Suyeong River and Okbongsan flank the complex on either side, offering views from select units. Sameo Elementary School is within walking distance, and Geumsa Station on Busan Metro Line 4 lies within 600 meters. Major parts of Busan, including Centum City, are accessible via Wondong IC, Beonnyeong-ro and the Suyeong Riverside Boulevard.

All unit types of 59 square meters or larger will feature a walk-in closet in the master bedroom, while 84-square-meter units will also include an entryway pantry. Community facilities will include an indoor golf practice range, a screen golf room, a fitness center, a group exercise room, a kids' lounge and a small library.

The complex will incorporate DL E&C's residential platform C2 House design and its Smart Clean & Care Solution. Landscaping will follow e Convenient World's garden brand dePoem.

The area is also notable for its high proportion of aging apartment stock. According to real estate data firm Budongsan R114, apartments more than 10 years old account for 73.69 percent of all units in Busan, rising to 87.87 percent in Banyeo-dong, Haeundae-gu.

"We expect strong interest from buyers in the Banyeo and Jaesong areas looking to upgrade to a new build, as well as end-users seeking access to the Haeundae lifestyle zone," a pre-sales official said.

A model house is planned in the Oncheon-dong area of Dongnae-gu, Busan.

Meanwhile, DL E&C reported Friday that its third-quarter consolidated sales reached 1.51 trillion won ($1.13 billion), with operating profit of 107.3 billion won and new orders of 1.96 trillion won. Cumulative sales through the third quarter stood at 5.03 trillion won, with operating profit of 424.1 billion won — surpassing last year's full-year operating profit of 387 billion won.
