Move-in set for March 2029
IPARK Hyundai Development will offer a large-scale apartment complex of 1,379 units in the Jangyu Sinmun district of Gimhae, South Gyeongsang Province.
The developer opened the model home for Gimhae Sinmun Central Ipark on Friday, launching pre-sales for the project at Block A34-1 in Sinmun-dong, Gimhae. The complex will rise up to 25 above-ground floors with 2 below-ground floors across 13 buildings, offering exclusive use areas ranging from 84 to 128 square meters for a total of 1,379 units. The breakdown by unit type is 916 units of 84㎡ Type A, 224 units of 84㎡ Type B, 191 units of 113㎡, and 48 units of 128㎡.
The apartment subscription schedule begins with special supply on Monday, followed by first-priority applications on Tuesday and second-priority on Wednesday. Winners will be announced July 7, and formal contracts will be signed over three days from July 18 to 20.
As a complex on private land outside the Seoul metropolitan area, the development is exempt from resale restrictions, re-subscription limits, and mandatory residency requirements. Pre-sale prices for the 84-square-meter units range from 432 million won ($280,000) to 562.7 million won. The down payment is 5 percent of the pre-sale price, and balcony extension costs are included at no charge.
The Jangyu Sinmun district where the complex will be built is an urban development zone spanning approximately 556,270 square meters. Once development of the adjacent Sinmun District 1 and the Gimhae Tourism and Retail Complex is complete, the area is expected to form a residential zone of roughly 15,000 households. Residents will be able to walk to retail facilities within the Gimhae Tourism and Retail Complex, and lifestyle amenities in the Jangyu and Yulha districts are nearby.
Sinmun Elementary School, which opened in September last year, is within walking distance, and Jangyu Middle School and the hagwon district in Yulha-dong are also close by. Residents can reach central Gimhae via Chilsan-ro and Ungjang-ro, and the Nam Jangyu and Jangyu interchanges on the Namhae Second Expressway branch are nearby. The planned Jangyu Station on the Bujeon–Masan double-track railway line is also cited as a transportation advantage.
The complex is oriented primarily to the south, with all units featuring a flat-slab structure of at least four bays. The 84㎡ Type B units adopt a five-bay floor plan. Units will also include a face-to-face kitchen layout, an entryway pantry, and a dressing room for additional storage. Vehicle traffic on the ground level will be minimized, and a central plaza of approximately 14,200 square meters will be created at the heart of the complex.
A community facility spanning approximately 6,200 square meters will house a fitness center, an indoor golf practice range, a sauna, and a study lounge. Parking will be provided at a ratio of 1.5 spaces per household. The model home is located at 305-3 Daecheong-dong, Gimhae, and move-in is scheduled for March 2029.
