Hyundai Engineering completes Renais Square in Euljiro, marking second CBD office delivery

Hyundai Engineering announced Thursday that it has completed Renais Square, an office building in the Euljiro 3-ga District 6 redevelopment zone, adding a second office delivery to its track record within Seoul's central business district.

Completed in May, Renais Square was built through the Euljiro 3-ga Urban Environment Improvement Redevelopment Zone District 6 project at 35-10 Supyo-dong, Jung-gu, Seoul. The building sits on a site area of 4,156.40 square meters (about 1,257 pyeong, where 1 pyeong equals 3.3 square meters), with a total floor area of 60,343.54 square meters (about 18,254 pyeong), spanning seven below-ground floors and 17 above-ground floors. Floors 2 through 17 are designated as office space, while the second basement floor through the ground floor house neighborhood commercial facilities.

Renais Square is within walking distance of Euljiro 3-ga Station, served by subway lines 2 and 3, giving the building strong public transit access. The site also offers views of Cheonggyecheon to the north, providing a pleasant working environment.

The building incorporates contemporary office design features that reflect current corporate demand. A large-plate layout minimizes columns and interior walls to maximize floor-plate efficiency, allowing tenant companies to accommodate large numbers of staff on a single floor or configure spaces flexibly to suit different work styles and organizational structures.

The building also employs an underfloor air distribution system as its next-generation HVAC solution. The system uses a raised-floor structure, with the cavity beneath serving as a plenum, and delivers conditioned air through floor-level vents.

Unlike conventional ceiling-based systems, which push air downward from above, underfloor air distribution supplies conditioned air from near occupant level, maintaining a consistent temperature regardless of where workers are seated. Because conditioning is concentrated within the occupied zone — roughly from the floor to head height — unnecessary energy use is reduced, giving the building an advantage in the energy efficiency that companies increasingly prioritize.

The completion of Renais Square carries particular significance because Hyundai Engineering has now delivered offices consecutively along the core business corridor linking Gwanghwamun, Jongno and Euljiro in Seoul's CBD. The company completed G1 Seoul at Gongpyeong Districts 15 and 16 in Insadong, Jongno-gu in April.

"We plan to continue expanding our capacity to deliver high-quality offices centered on Seoul's central business district," a Hyundai Engineering official said. "We will further strengthen our position in the urban office market on the strength of differentiated design and spatial competitiveness."

Meanwhile, Hyundai Engineering has also been carrying out a range of corporate social responsibility activities, including home-repair volunteer work to support improvements in the residential environment and energy efficiency for vulnerable households in Seoul.
