The Yongsan-gu district office in Seoul approved the management and disposal plan for the Sanho Apartment housing reconstruction project at 118-16 Wonhyo-ro 4-ga and issued the official notice Friday.
Sanho Apartment is an aging residential complex completed in 1977, situated near the Han River waterfront and the Yongsan International Business District, giving it strong locational and scenic value. Lotte Engineering & Construction was selected as the contractor, and the new complex has been proposed under the name "Yongsan Le El."
The project received approval for its implementation plan in March 2024, though contractor selection was somewhat delayed. Procedures toward management and disposal plan approval — including the selection of appraisers — got fully underway in February 2025.
The management and disposal plan approval process involves nine stages, including property appraisal, pre-sale allocation for association members and feasibility verification. Under the Seoul Metropolitan Government's fast-track integrated planning schedule, the standard processing period is one year and nine months. Through swift administrative support from Yongsan-gu, active cooperation from the association and close coordination among relevant agencies, the district completed the process in one year and six months, from February 2025 to August 2026.
With the approval now in place, the Sanho Apartment project has secured the foundation to proceed as a reconstruction development of up to 35 floors and 679 units. Going forward, the association plans to pursue amendments to the improvement plan and an integrated review to align with the 2040 Seoul Urban Master Plan, while simultaneously advancing relocation and demolition procedures.
"We will spare no administrative support to ensure that the remaining steps — including revisions to the implementation plan, relocation and demolition — proceed smoothly," district mayor Kim Gyeong-dae said.
