Geomam Station transit-oriented area gets first public pre-sale with Geomam-yeok Prugio Pravenue

The first public pre-sale apartment complex in Incheon's Geomam Station transit-oriented public housing district is set to launch.

Incheon Housing & Urban Corporation (iH) announced Friday that it has published a resident recruitment notice for Geomam-yeok Prugio Pravenue, to be built on Block B1 of the Incheon Geomam Station transit-oriented district, kicking off the official apartment subscription schedule.

The complex is being developed as a private-participation public pre-sale project and marks the first public pre-sale offering within the public housing district — a distinction expected to draw strong interest from end-user buyers.

The development will rise from two below-ground floors to 25 above-ground floors across three buildings, with a total of 441 units on offer: 150 units with an exclusive use area of 60 square meters and 291 units at 84 square meters.

The price ceiling on new apartments applies to the complex, easing the financial burden on prospective buyers. A three-year resale restriction and a 10-year re-subscription restriction will also be in effect, though no separate residency obligation period applies.

The complex's location is considered a key selling point for its transport access. It sits within a dual transit-oriented area close to Geomam Station, which is served by both the Airport Railroad and Incheon Metro Line 2.

Residents can reach major Seoul destinations — including Seoul Station and Gongdeok Station — without transfers via the Airport Railroad, while Incheon Metro Line 2 provides easy access to central Incheon.

Lifestyle infrastructure is another draw. Nearby Cheongna International City offers shopping, medical and cultural facilities, and convenience is expected to improve further once the planned Geomam Plasia multi-modal transit center and commercial facilities are completed.

The project is expected to attract competition from end-users who commute between Seoul and Incheon, as well as buyers with an eye on the broader development of the Geomam Station transit-oriented area.

The subscription schedule begins with Friday's resident recruitment notice, followed by special supply applications on Aug. 31 and general supply applications from Sept. 1 to Sept. 2. Successful applicants will be announced Sept. 8, with contracts to be signed in November.
