HanmiGlobal, Heerim to lead CM/PM for Eunma apartment reconstruction

HanmiGlobal will form a consortium with Heerim Architects & Engineers to provide construction management (CM/PM) services for the reconstruction of the Eunma apartment complex in Daechi-dong, Gangnam-gu, Seoul.

HanmiGlobal said Monday it had been selected as the CM/PM partner for the Eunma apartment reconstruction project. The Eunma reconstruction association held a bidding process last month, evaluating three firms — including the HanmiGlobal-Heerim consortium — on their track records and capacity before making its final selection.

Completed in 1979, the Eunma complex currently stands 14 stories above ground and comprises 4,424 units. The project cleared an integrated review for the reconstruction plan in February and received project implementation plan approval in July. The association aims to break ground in 2028, pending approval of a management and disposal plan and completion of relocation and demolition procedures.

The reconstructed development is planned to include 29 residential buildings rising up to 49 stories above six basement levels, for a total of 5,850 units.

The HanmiGlobal-Heerim consortium will handle CM/PM duties during the pre-construction phase before a final contract is signed with a contractor. Their role includes reviewing construction costs and contract terms and drawing up cost-reduction measures ahead of the main contract.

Following the project implementation plan approval, the association faces a series of major decisions — including construction costs, member contribution shares, the contractor contract, management and disposal arrangements, and relocation and demolition schedules. The association plans to use the CM/PM firm to assess the appropriateness of contractor costs and develop cost-saving measures through design-stage value engineering and economic feasibility reviews.

HanmiGlobal said it cut about 39 billion won ($28.7 million) in construction costs on the Yongsan International Building Zone 4 redevelopment project, and reduced project expenses by about 12 billion won on the Yongsan International Building Zone 5 project, completed last year, through construction cost negotiations and contract condition adjustments.

The company is currently providing CM/PM services on several other projects, including Hannam Zones 3 and 4, Apgujeong Zone 3, Bangbae Zone 5, and the Samik Beach complex in Busan.
