HUG adopts AI screening for jeonse housing purchase reviews, cutting processing time 93%

The Korea Housing and Urban Guarantee Corporation said Wednesday that it has adopted an artificial intelligence-based support system to screen properties acquired through court auctions and public sales. The system is used for its Deundeun Jeonse Housing program.

Deundeun Jeonse Housing is a public rental housing program in which the corporation directly purchases or leases newly built multiplex homes and officetels. It supplies them safely to households that do not own homes, at prices below market rate. The program has proven popular among youth because it allows long-term residence without the risk of jeonse fraud.

Using an AI-based automated analysis program, HUG now extracts information needed for preliminary screening — such as housing type and rights-related details — directly from real estate registration certificates and generates the basic data for that screening automatically. Previously, staff had to review each registration certificate individually and manually enter the relevant information.

A pilot run showed that the time needed to prepare basic screening data per registration certificate fell from about 2 minutes 30 seconds to 10 seconds, cutting overall processing time by 93 percent.

HUG plans to expand the scope of automated analysis to appraisal reports and property sale specifications, among other documents. It is also pursuing the development of an AI-based platform to support screening for court auctions and public sales.
