Doosan E&C wins Bucheon urban public housing project worth W515.4b

Doosan Engineering & Construction announced Monday it has been selected as the contractor for an urban public housing complex project in Bucheon, Gyeonggi Province.

The project, located in the Wonmi-dong 166-1 area of Bucheon, calls for the construction of an apartment complex and neighborhood commercial facilities spanning 13 buildings rising from three below-ground floors to 41 above-ground floors, with a total of 1,628 units under the original design. The construction period is 56 months from the ground-breaking date, including demolition work, and the project cost stands at approximately 515.4 billion won ($372 million).

Doosan Engineering & Construction plans to apply its premium residential brand We've the Zenith to an alternative design featuring up to 49 floors, 10 buildings and 1,653 units, aiming to create a new skyline for Bucheon's Wonmi area. A sky lounge on the 49th floor is envisioned as a landmark space offering panoramic views of the Bucheon city center, giving residents a distinctive urban vantage point.

The complex will feature four themed signature gardens, walking paths and water features, allowing residents to enjoy nature within the development. Resort-style community amenities are also planned, including a multiplex LED arena with a large-scale LED media wall, a Zenith Cafe and a Zenith Spa.

Doosan Engineering & Construction also proposed a range of design improvements to enhance the project's viability. The company presented plans to maximize the legally permitted floor-area ratio through optimized deck design that takes advantage of the site's elevation differences and unit placement informed by sunlight analysis, thereby expanding the housing supply. Measures to improve residents' quality of life — including expanded parking — were also incorporated to boost overall project returns.

Meanwhile, Doosan Engineering & Construction posted second-quarter revenue of 405.1 billion won and operating profit of 42.7 billion won. The company has been selected as the contractor for Seoul's first and second urban public housing complex projects and is actively pursuing them, while focusing on improving profitability by easing cost burdens through a selective bidding approach.
