Songpa apartment clears remodeling review; Ttukseom mixed-use project to add 383 homes

A residential complex in Songpa-gu's Munjeong-dong is set to be reborn through a remodeling project that will add 65 units to the existing building. In Seongdong-gu's Seongsu-dong, a new mixed-use development will contribute to housing supply by creating 383 apartment units alongside accommodation facilities and a performance venue.

The Seoul Metropolitan Government said Wednesday that its 17th Architecture Committee, which met Tuesday, approved three proposals: the Munjeong Geonyeong apartment remodeling project, a new mixed-use building in Ttukseom Special Planning Zone IV, and the construction of the National Medical Center and a central infectious disease hospital.

The Munjeong Geonyeong apartment complex will be built to five below-ground floors and 16 above-ground floors, with green building and zero-energy standards applied. Shared amenities within the complex — including a small library, fitness center and golf practice range — will be open to local residents, and a public pedestrian pathway will be created. The Seoul Metropolitan Government said the project is significant for improving an area that had been cut off from its surroundings by tall buffer greenery and retaining walls.

After remodeling, the complex's floor-area ratio is planned at 373.66 percent. The 65 units available for pre-sale will consist of 11 units of the 84-type and 54 units of the 97-type.

The project is scheduled to break ground in April 2029, begin pre-sales in May 2029 and be completed in April 2032.

A site in Seongsu-dong 1-ga, Seongdong-gu is also moving forward with development, with a mixed-use complex set to rise there. With Tuesday's approval, the site will see a building of eight below-ground floors and 49 above-ground floors, housing approximately 130,000 square meters of residential space (383 units), approximately 130,000 square meters of accommodation facilities (622 rooms) and approximately 10,000 square meters of cultural and assembly space, including a 903-seat performance venue.

The city said the performance venue will be positioned to connect directly with the adjacent Understand Avenue, and a public observation deck will be installed on the 46th floor of the accommodation building. "On the third basement floor, we will create 133 parking spaces open to the public, and we have also completed a long-term affordable retail contribution to prevent gentrification, promoting coexistence with the local commercial district," a city official said.

The city plans to develop the site into a future-oriented urban economic hub that strengthens cultural and tourism functions linked to Seoul Forest while catering to tourism and business demand. Construction is expected to resume in the second half of this year.

The National Medical Center, completed in 1958, will be rebuilt as a national hub medical facility in central Seoul, equipped with a central infectious disease hospital and a central trauma center.

The redeveloped complex will span four below-ground floors and 16 above-ground floors, with a total of 776 beds — 526 at the National Medical Center, 100 at the central trauma center and 150 at the central infectious disease hospital. Bed capacity will increase by approximately 1.5 times compared to the current facility.

A public pedestrian pathway and open public space connecting to Hullyeonwon Park will be created on the southern side to maintain connectivity with the surrounding area. The Gyeongseong Elementary School, a modern architectural heritage asset, will be preserved and repurposed as an exhibition space and public healthcare administrative support facility.

Myeong No-jun, head of the Seoul Metropolitan Government's housing bureau, said the approvals cover "projects being pursued as part of efforts to create a cultural complex near Seoul Forest and as national healthcare policy to strengthen essential medical services," adding that the city "will support the progress of these projects so that residential stability and enhanced urban competitiveness can be achieved at the same time."
