Pyeongtaek's Godeok district, buoyed by the semiconductor supercycle, is drawing strong end-user demand to complexes near chipmaker facilities. Apartment transactions in Hwaseong, Suwon, Yongin and Pyeongtaek have surged, with Hillstate Godeok Ellist emerging as a focal point for semiconductor industry workers eyeing bonuses of 100 million won or more.
As big-tech companies intensify their race for AI dominance, investment in server infrastructure and demand for high-bandwidth memory chips have surged. South Korea's semiconductor industry has responded with record-breaking earnings, drawing fresh attention to residential complexes near major chipmaker facilities — a segment the local market calls "ban-se-gwon," or semiconductor-adjacent neighborhoods.
Recent strong results from global tech giants, led by Nvidia, and the ramp-up of next-generation AI accelerator production have confirmed the resilience of memory chip demand. Nvidia posted fiscal second-quarter sales of $96.22 billion, up 106 percent from a year earlier, marking its 13th consecutive quarter of record revenue. The sustained growth reflects rising GPU demand driven by expanding AI data center investment from Microsoft, Google and other global technology companies.
The semiconductor boom has kept market attention firmly on South Korean chipmakers such as Samsung Electronics and SK hynix. Samsung Electronics agreed to pay a special performance bonus — funded at 10.5 percent of operating profit — in the form of treasury shares, with some employees in its device solutions division expected to receive compensation of 100 million won or more. SK hynix has similarly committed to distributing 10 percent of its annual operating profit as employee bonuses, with payouts of a similar scale anticipated.
Well-funded corporate employees and younger end-users in their 20s and 30s have been moving aggressively to buy homes in semiconductor-adjacent complexes with strong residential environments. According to Korea Real Estate Board data, apartment transactions in Hwaseong, Suwon, Yongin and Pyeongtaek — key beneficiaries of the semiconductor boom — rose sharply in the January–July period this year compared with the same period last year. Hwaseong led the group with 12,936 transactions, up 42.32 percent, while Suwon recorded 11,796 deals (up 30.51 percent), Yongin 11,829 (up 30.50 percent) and Pyeongtaek 5,451 (up 25.36 percent).
"This is the result of well-funded end-users, including employees of large conglomerates, making preemptive purchases centered on semiconductor-adjacent complexes with superior residential environments," a real estate industry official said. "As long as the semiconductor supercycle continues, residential complexes close to major factories will keep benefiting directly."
Against this backdrop, Hyundai Engineering & Construction is currently offering pre-sales for Hillstate Godeok Ellist, located within the Godeok International Planning District in Pyeongtaek, Gyeonggi Province.
The development spans blocks A12 and A65, comprising a total of 1,779 units — 942 in block A12 (one basement level, 23 above-ground floors) and 837 in block A65 (two basement levels, 27 above-ground floors). Every unit is an 84-square-meter exclusive-use-area layout, the so-called national standard size that commands strong end-user preference. The complex is subject to the government's price ceiling on new apartments, giving it a competitive price point. Interiors are designed around a four-bay flat-plate layout and feature large walk-in closets, a flexible alpha room and an entryway pantry to maximize usable space.
The complex is also positioned as a prime live-work location, sitting adjacent to Samsung Electronics' Pyeongtaek campus and well placed to absorb housing demand from high-income professionals at the facility.
On the transport side, the complex is near Line 1's Seojeongni Station and SRT Pyeongtaek Jije Station, offering convenient access to Seoul and the broader metropolitan area. A bus rapid transit stop serving the Godeok International New Town loop is planned near the site. The planned relocation of Pyeongtaek City Hall will also simplify administrative errands, and proximity to the Godeok Phase 1 commercial and lifestyle infrastructure adds to the convenience. Nearby green spaces — including Ahopgeori Neighborhood Park, Daengdangsan and Daengdang Park — provide a natural environment within the urban setting.
The complex also offers strong schooling options. Block A12 is within walking distance of the planned Godeok Elementary School No. 3 (tentative name, set to open in March 2028), as well as Minse Elementary and Middle School and Songtan High School. Block A65 will be served by Godeok Elementary School No. 8 (tentative name, September 2028), Godeok Elementary School No. 14 (tentative name, March 2029) and Godeok Middle School No. 6 (tentative name).
