LH to supply mixed-use commercial plot near GTX-A station in Paju

Korea Land and Housing Corporation (LH) announced Wednesday that it will supply a mixed-use commercial plot — Block F10, a single parcel — situated in the transit-oriented area directly adjacent to the GTX-A Unjeong Jungang Station in the Paju Unjeong 3 district of Paju, Gyeonggi Province.

Block F10 covers 25,904 square meters and is subject to a building-to-land ratio of up to 70 percent and a floor area ratio of up to 500 percent. Officetels may be built on up to 50 percent of the total floor area, and a recent revision to the development permit now allows large-format retail — including hypermarkets and warehouse-style discount stores — within the commercial facilities on the site.

The asking price is approximately 155.9 billion won ($115 million), or about 19.9 million won per 3.3 square meters. Payment may be made in interest-free installments over three years, and the plot will be awarded to the highest bidder through open competitive tender.

The supply schedule begins with Wednesday's public notice, followed by bid submission, opening and winner announcement on Oct. 28, and contract signing from Nov. 4 to 5.

The project sits within the Paju Unjeong 3 district, a residential land development spanning a total of 7.16 million square meters across the Mokdong-dong, Dayul-dong and Dangha-dong areas of Paju. The district is planned to accommodate 49,711 housing units in total.

The GTX-A line's Unjeong Jungang Station, the district's key transport hub, is scheduled to open on the Seoul Station–Suseo Station segment by year-end. Once extended through to Dongtan Station, travel times to central Seoul and other major destinations in the metropolitan area are expected to fall sharply. The site also benefits from strong connectivity via the Gyeongui Jungang Line commuter rail and expressways including Jayuro, the Second Jayuro and the Seoul–Munsan Expressway.

Nearby lifestyle amenities include Lotte and Shinsegae premium outlets, the Heyri Art Village and Paju Book City. The area is also rich in green space — Unjeong Lake Park, Paju Garden and riverside parks among them — making for a pleasant residential environment.

Meanwhile, LH plans to purchase land of 3,300 square meters or more in the Greater Seoul area — suitable for building apartment complexes and other multi-unit housing — worth a total of 500 billion won. It began accepting sale applications from institutions, companies and individuals on Tuesday and will continue to do so for one month.
