499 units in Yeonje-dong, Busan — first to carry renewed Xi brand

GS Engineering & Construction is opening model homes simultaneously in Busan and Incheon, launching pre-sales at two large branded complexes in locations well served by transport and lifestyle amenities.
The company opens the model home for Yeonje Gallery Xi on Thursday. The complex, located in Yeonje-gu, Busan, will comprise three buildings rising up to 43 stories above four basement levels, with a total of 499 units — all with an exclusive use area of 84 square meters.
The complex sits on the former Xi Gallery site and enjoys a triple transit-oriented position, with Busan Metro Lines 1 and 3 at Yeonsan Station, Line 1 and the Donghae Line at Gyodae Station, and Line 3 and the Donghae Line at Geoje Station all nearby. Residents will also have easy access to E-mart, Lotte Department Store, Yeonje Elementary School and the hagwon district in Sajik-dong. The development marks the first application of GS Engineering & Construction's renewed Xi brand in Busan — a redesign 22 years in the making — and will feature premium amenities including a Kyobo Book Centre reading lounge, a top-floor guesthouse and a sound chamber.
A consortium of GS Engineering & Construction, Hyundai Engineering & Construction and Kolon Global is also opening a model home Thursday for Sangok Station Xi Hillstate & Hanulchae, developed through the Sangok 6 housing redevelopment project in Bupyeong-gu, Incheon. The complex will consist of 20 buildings rising up to 33 stories above three basement levels, totaling 2,706 units, of which 1,289 mid-to-small units ranging from 50 to 84 square meters will be offered in the general pre-sale.
The complex sits directly in front of exits 5 and 6 of Sangok Station on subway Line 7, offering direct access without transfers to Gasan Digital Complex and the Gangnam area. Nearby schools include Sangokbuk Elementary School, Magok Elementary School and Incheon Foreign Language High School, while Wonjeoksan Park provides green space and Bupyeong District Office and Lotte Mart are close at hand. The complex is designed as a car-free, park-style development at ground level, with community amenities including a library developed in partnership with Kyobo Book Centre, a sauna and a guesthouse.
Both complexes will open apartment subscriptions through Korea Real Estate Board's Cheongnyak Home platform, beginning with special supply on Oct. 19, followed by first-priority subscriptions on Oct. 20 and second-priority on Oct. 21.
For Yeonje Gallery Xi, first-priority eligibility is open to residents of Busan, Ulsan and South Gyeongsang Province who hold a housing subscription account of at least six months and meet the required deposit amount; resale is permitted six months after the winner announcement. For Sangok Station Xi Hillstate & Hanulchae, residents of Incheon, Seoul and Gyeonggi Province with a housing subscription account of at least 12 months and the required deposit are eligible, with Incheon residents given priority. Homeowners may also apply for first-priority subscriptions, and no restrictions on re-winning apply.
