Contractor selection vote set for Oct. 24
Over 1,100 units planned in GTX-C corridor
Gunpo's first AI and robot-based residential services
Ipark Hyundai Development announced Wednesday that it has been named the preferred negotiating contractor for the Geumjeong transit-oriented Zone 1 redevelopment project in Gunpo, Gyeonggi Province.
The company proposed naming the complex "Ipark One Ascent" and presented a development plan featuring a 35th-floor sky community, view-oriented design and AI- and robot-based residential solutions.
Ipark Hyundai Development was the sole bidder in the second round of contractor selection. A general assembly scheduled for Oct. 24 is expected to vote on the contractor appointment.
Ipark One Ascent is envisioned as a 10-building complex with 1,137 units spanning four basement levels and up to 35 above-ground floors. The company reduced the number of residential towers by two from the original plan to widen the spacing between buildings, and focused on south-facing layouts and flat-slab designs to maximize natural light, ventilation and openness.
The 35th floor — the complex's highest — is planned to house a sky community offering views of Surisan and the surrounding cityscape. The space freed up by reducing the number of towers will accommodate a large central plaza spanning 7,194 square meters, connected by a 1.4-kilometer circular walking path linking a lawn courtyard and themed gardens.
Ipark Hyundai Development also plans to enhance space efficiency through specialized floor-plan and view-oriented design, incorporating glass-railing windows and two-sided panoramic frames to maximize openness and sightlines. Community amenity space will increase by 2,109 square meters over the original plan, bringing the per-household share to about 5.6 square meters.
The complex will also introduce what the company calls the "Ipark AI Life Solution" — Gunpo's first residential system integrating AI home care, robot delivery and cleaning services. Additional technology features include the company's proprietary floor-noise reduction system and an automated food-waste transfer facility.
The project site sits within the transit-oriented area of Geumjeong Station, a transfer hub for subway lines 1 and 4, and is expected to benefit from improved regional connectivity once the GTX-C line opens.
"Ipark One Ascent is a complex we have poured our efforts into, aiming to become the area's premier landmark in line with the expanded transportation network and development vision around Geumjeong Station," an Ipark Hyundai Development official said. "We will deliver an unrivaled sky community, view-focused design and a whole new level of spatial innovation to association members."
Meanwhile, Ipark Hyundai Development has continued to pursue distinctive design features aimed at providing residents with a comfortable living environment. Its Iksan Busong Ipark development recently received the top residential culture service award at The Herald Business's "Home I Want to Live In 2026" ceremony.
In the second half of this year, the company has secured a string of construction contracts at key Greater Seoul redevelopment sites, including the Taebyeong Zone 3 project in Seongnam — valued at 900.3 billion won ($672 million) — and the Jangam Zone 2 project in Uijeongbu, worth 900.2 billion won.
