Up to 36 stories, 1,963 units planned in Okpo-dong, Geoje; Hyundai Engineering to launch first-phase pre-sale of 356 units Monday
Hyundai Engineering will open the model home for Hillstate Geoje Signature on Friday, kicking off the official pre-sale schedule for the project in Okpo-dong, Geoje, South Gyeongsang Province. The model home is located at 302-3 Okpo-dong, Geoje.
The complex will rise from seven below-ground floors to a maximum of 36 stories on a site in Okpo-dong, offering unit sizes ranging from 84 to 165 square meters in exclusive use area across a total of 1,963 units. The development is centered on mid-to-large unit types, including six penthouse units with exclusive use areas of 138 to 165 square meters.
The complex will be supplied in two phases, with the first phase covering 356 units. The first-phase breakdown by exclusive use area is: 84㎡A — 227 units; 84㎡B — 97 units; 112㎡A — 17 units; 132㎡A — 13 units; 138㎡P — 1 unit; and 165㎡P — 1 unit. The first phase comprises all units in Buildings 101, 102 and 103, as well as units on the 20th floor and above in Building 107.
Units selected for the first phase were chosen for their proximity to entrances and neighborhood commercial facilities, as well as easy access to major fitness and community amenities. The complex is also close to a supermarket and several educational facilities, including a planned relocation site for Okpo Elementary School, Atherton International Foreign School and Okpo Sungji Middle School. Some upper-floor units in the front-facing buildings offer ocean views of Okpo Port.
The complex features nature-oriented landscaping in keeping with its large-scale development. Within the grounds, residents will have access to a wellness garden, children's playgrounds and a variety of themed gardens and play areas designed for relaxation and outdoor activity.
The apartment subscription schedule opens Monday with special supply applications through Korea Real Estate Board's Cheongyanghome platform, followed by first-priority subscriptions Tuesday and second-priority subscriptions Wednesday. Successful applicants will be announced Oct. 27, with formal contracts signed over three days from Nov. 9 to Nov. 11.
Geoje is a non-regulated area, meaning the subscription threshold is relatively low. Anyone aged 19 or older who has held a housing subscription account for at least six months and meets the regional and unit-size deposit requirements may apply as a first-priority subscriber, regardless of whether they are a household head, household member or current homeowner.
First-priority eligibility for local residents is limited to those living in Geoje, while applicants from other areas must reside in South Gyeongsang Province, Busan or Ulsan. There are no restrictions on re-winning, residency obligations or resale. To ease the initial financial burden on buyers, the complex has set the down payment at 5 percent, with a fixed first installment of 5 million won ($3,740). The second installment must be paid within 30 days of signing the initial contract.
