Exclusive use areas of 84–135 sq. m.; show home opens Friday
Price ceiling applies; average pre-sale price around 15 million won ($9,880) per pyeong
Hoban Construction will open the show home for its "Hoban Summit Cheomdan 3rd District" development in Gwangju on Friday, launching full pre-sales for the project.
According to Hoban Construction, the complex will comprise 805 units across Blocks A7 and A8 in Cheomdan 3rd District. As a development within a public housing site, it is subject to the price ceiling on new apartments, with an average pre-sale price in the 15 million won ($9,880) range per pyeong (1 pyeong equals 3.3 square meters).
Block A7 will consist of five buildings rising up to 20 above-ground floors over one below-ground floor, offering 356 units all with an exclusive use area of 84 square meters — 262 units of the 84㎡A type and 94 units of the 84㎡B type.
Block A8 will have six buildings of the same height configuration, with 449 units ranging from 117 to 135 square meters in exclusive use area. The breakdown is 221 units of the 117㎡A type, 77 units of the 117㎡B type and 151 units of the 135㎡ type.
The apartment subscription schedule begins Monday with a special supply round for relocated institutions and industrial complex workers in Block A8, followed by a general special supply on Tuesday, first-priority subscriptions on Wednesday and second-priority subscriptions on Thursday. Winners for Block A8 will be announced June 24 and for Block A7 on June 25. Contract signings are set to run for three days from July 6 to July 8.
Subscriptions are open nationwide, with priority given to residents of Gwangju and South Jeolla Province. Because the two blocks have different winner announcement dates, applicants may subscribe to both. Move-in is scheduled for September 2028 for Block A7 and October 2028 for Block A8.
Transportation access is also expected to improve. The complex connects to central Gwangju and major hubs in South Jeolla Province via the Honam Expressway, National Route 13 and Bitgoeul-daero. Infrastructure projects under way include a road linking the Sangmu District to the Cheomdan Industrial Complex, due in 2028, and an access road into Cheomdan 3rd District targeted for completion in 2030.
The site also offers strong live-work proximity. Cheomdan 3rd District is being developed as an advanced industry hub anchored by the National AI Data Center, with AI-related companies and research institutions clustering in the area. The National Cerebrovascular Center is also slated for completion there in 2029. Six large industrial complexes, including the Gwangju Cheomdan Science National Industrial Complex, lie within a 7-kilometer radius.
The buildings are oriented primarily to face south, with generous spacing between them to maximize natural light, ventilation and openness. Community amenities will include a fitness center, golf practice range, screen golf facility, small library and cultural center. Each block will also feature a residents' cafe, children's activity station and education center.
"Hoban Summit Cheomdan 3rd District is a self-sufficient urban development where AI industry infrastructure and residential functions come together, with the added benefit of the price ceiling on new apartments," a Hoban Construction pre-sales official said. "We expect strong and sustained attention from prospective subscribers, backed by differentiated product competitiveness and excellent live-work proximity."
Meanwhile, "Hoban Summit Pungmu II," which held its first-priority subscription round on June 2, drew 3,072 applicants for 533 general-supply units — excluding special supply — recording an average competition ratio of 5.76 to 1.
