Ulsan selects 3 apartment complexes as model management sites for 2026

Ulsan has named three apartment complexes in Buk-gu its "2026 Model Management Complexes" for outstanding transparency, resident participation and community programs — Songjung Prugio (420 units), Sincheon Emco Town (741 units) and Bando Ubora Ivy Park (1,162 units).

The model management complex program has been running since 2012 to improve residents' quality of life and foster a culture of mutual support. It covers apartment complexes with 150 or more units equipped with elevators.

This year, a selection committee evaluated six applicant complexes, dividing them into three groups by size — 150 to fewer than 500 units, 500 to fewer than 1,000 units, and 1,000 or more units — and assessed each through document review and on-site inspection. The evaluation covered 17 criteria across four categories: general management including transparent maintenance-fee operations, facility safety and upkeep, community engagement through voluntary resident participation, and recycling and energy conservation.

The three selected complexes earned high marks for actively running resident-led events and community programs, and for sustained campaigns promoting noise reduction between floors, no-smoking policies and energy saving. Their track record of resolving disputes among residents without outside intervention also drew favorable assessments.

Ulsan plans to recommend the three complexes as candidates for the Ministry of Land, Infrastructure and Transport's national excellence award for apartment management.

"We will continue to identify and publicize best practices in transparent and efficient apartment management, so that residents feel motivated to build livable community cultures on their own," a city official said.
