Samsung C&T wins W1.83tr contract for Seongsu District 3 redevelopment

Samsung C&T's construction division has won the contract for the Seongsu Strategic Redevelopment Zone District 3 project in Seongdong-gu, Seoul, worth 1.83 trillion won ($1.32 billion).

The company announced Monday that it was selected as the contractor at a general assembly of the District 3 redevelopment association held Saturday.

The project will develop the area around 572-7 Seongsu 2-ga 1-dong, Seongdong-gu, into a complex of up to 72 stories across 11 buildings, comprising 2,203 residential units along with office and neighborhood commercial facilities. The total construction cost stands at approximately 1.83 trillion won.

Samsung C&T has proposed naming the complex "Raemian Revir Seongsu." "Revir" is a Swedish word meaning "a realm of absolute value," reflecting the company's ambition to make the development a new landmark in Seongsu-dong.

British architecture firm Foster+Partners will handle the design. The complex will be anchored by a supertall tower rising up to 250 meters, with a facade design inspired by the flow and ripples of the Han River.

The design also incorporates specialized features to maximize Han River views. Using Foster+Partners' proprietary view-analysis tool "Cyclops," the team analyzed unit placement and sightlines, planning 1,216 units with direct Han River views. All 959 association members will be able to choose a Han River-facing unit.

Of those, 1,588 units will feature three-sided panoramic views, while 995 units will have Han River views from every room — including bedrooms, living rooms and bathrooms. The complex will also introduce Korea's first 9-sided open-plan penthouse layout.

Two buildings along the Han River will include 24 premium residences called "Revir Suites," incorporating Samsung C&T's next-generation housing technologies — among them a dry-floor system and a modular bathroom system — under its "NextHome" future residential model.

Community facilities will span approximately 41,507 square meters. A 55-meter panoramic bridge called "Club Riverfront" will house a panoramic pool, lounge and guesthouse, while "Club Revir" will offer top-tier amenities including golf facilities, a swimming pool and a lounge restaurant.

Landscape design will be handled in collaboration with US firm SWA. A central plaza spanning roughly 52,800 square meters will be created at the heart of the complex, featuring gardens, water features and rest areas.

"We incorporated a wide range of design elements to maximize the locational value of District 3," said Im Cheol-jin, head of Samsung C&T's residential sales division. "We will complete a new landmark along the Seongsu Han River waterfront, drawing on our supertall construction capabilities and future residential technologies."

Meanwhile, the Seongsu Strategic Redevelopment Zone — which includes District 3 — covers the Han River waterfront area of Seongsu-dong and is divided into four districts for redevelopment. The project spans approximately 530,000 square meters and will deliver a total of 9,428 units. GS Engineering & Construction was selected as contractor for District 1 in April, and Lotte Engineering & Construction for District 4 in July. Samsung C&T submitted the sole bid for District 3 on two separate occasions.
