Total supply up 58% from a year earlier
General pre-sales at 34,909 units — nearly double last year's figure
Seoul to offer 6,605 units; Gyeonggi Province 11,275
Some 44,358 apartments are scheduled to go on pre-sale across the country in November. Major redevelopment and reconstruction projects in Seoul and large-scale complexes in regional cities are preparing to launch supply, with the number of general pre-sale units nearly doubling from the same period last year.
According to real estate platform Zigbang, 60 complexes totaling 44,358 units are slated for pre-sale nationwide this month. That is 58 percent more than the 28,064 units actually sold in November last year. Of the total, 34,909 units are designated for general pre-sale — a projected 95 percent increase from the 17,894 units recorded in the same month a year earlier.
Because these are planned figures, actual supply volumes may differ. In October, 27,714 of the originally scheduled 38,032 units were actually sold, a completion rate of 73 percent. General pre-sales also came in at 21,632 units out of a planned 32,133, for a completion rate of 67 percent.
By region this month, supply outside the greater Seoul area outpaced the metropolitan area. Regional cities account for 24,507 units — about 55 percent of the national total — while the greater Seoul area accounts for 19,851 units. Unlike last month, when supply was concentrated in the metropolitan area, this month sees large-scale launches planned in major regional areas including North Gyeongsang Province, Busan and Sejong.
Within the greater Seoul area, Gyeonggi Province leads with 11,275 units. In Pyeongtaek's Godeok district, Hillstate Godeok Ellist blocks A31, A34 and A35 and Elif Godeok Central High are preparing for pre-sale. Other upcoming launches include Uijeongbu Station Pellis Tower Yangwoo Naeane in Uijeongbu, Armuze Xi in Ansan, Wangsuk Hanshin The Hue Centum in Namyangju and Bucheon Daejang Housestory Decent in Bucheon.
In Seoul, a total of 6,605 units are set for pre-sale centered on large-scale reconstruction projects in Seocho-gu, of which 2,457 are general pre-sale units. The DH Banpo 124 complex in Banpo-dong will offer 1,801 general pre-sale units. Seocho Lotte Castle Art Palace, Harrington Place Mullae in Yeongdeungpo-gu and Gyeonghuigung Epit in Jongno-gu are also preparing for pre-sale.
In Incheon, 1,971 units are planned for supply, centered on Geomdan, Songdo and Gyeyang. The lineup includes 843 units at Geomdan Centrevill Grand Foret, 592 units at Songdo Daekwang Rosevian Moaelga and 536 units at Incheon Gyeyang Techno Valley Daebang Elium (A21BL).
Among regional cities, North Gyeongsang Province leads with 6,083 units, followed by Busan with 4,567 and Sejong with 3,547. Together, these three areas account for about 58 percent of all planned regional supply.
In North Gyeongsang Province, large complexes including the Pohang Jangseong-dong redevelopment, Gumi Park One Desiang Complex 1 and Gyeongbuk Provincial Government Office Prugio Firstion are set to launch. In Busan, Ilgwang The S, Hoban Summit Choryang and e-Convenience World Centum River Ruche are among the planned launches, along with supply in the Eco Delta City area. In Sejong, several blocks in the Dasom-dong 5-2 residential zone and the Sejong Smart City El Sujain complex in Hapgang-dong are preparing for pre-sale.
Elsewhere, South Jeolla Province and Gwangju are set to offer 3,409 units, South Chungcheong Province 2,080, Daegu 1,542, North Jeolla Province 1,479, Ulsan 1,238 and South Gyeongsang Province 562. Notable complexes include Ipark Mudeungsan Sky Fore in South Jeolla Province and Gwangju, The Sharp Cheonan Lac One in South Chungcheong Province and The Sharp Elliche in Daegu.
"November is set to see supply exceed last year's pre-sale figures for the same period, with general pre-sale units in particular rising sharply," said Kim Eun-seon, head of the big data lab at Zigbang. "From urban redevelopment projects in Seoul to key residential areas in the greater Seoul area and large-scale complexes in regional cities, buyers who have been waiting for new apartments will have a wider range of options."
Kim added that prospective buyers should prepare detailed financing plans before applying for apartment subscriptions, given the steady stream of sought-after complexes coming to market. "Check the pre-sale price, the schedule for down payments, interim payments and final payments, and loan conditions through the official subscription announcement, and make sure you can secure the funds needed from contract to move-in before applying," Kim said.
