Seoul to offer 1,585 units in Singil, Noryangjin and Wolgye as 25,000 apartments hit market nationwide

About 25,000 apartments are set to enter the subscription market this month, with Seoul alone offering 1,585 units across five complexes, drawing heightened attention from prospective buyers.

Property platform Zigbang said Monday that 25,097 units are scheduled for general pre-sale nationwide in June, citing its own survey. "That is a 96 percent increase from the same month a year ago," a Zigbang official said, adding that some supply originally planned for May had been pushed back to this month. Including all unit types, 30,126 apartments are set to be supplied across the country in June.

The Greater Seoul metropolitan area accounts for 63 percent of this month's general pre-sale supply, at 15,811 units. By subregion, Gyeonggi Province leads with 11,369 units across 15 complexes, followed by Incheon with 2,857 units across two complexes and Seoul with 1,585 units across five complexes.

Seoul's offerings are centered on redevelopment and reconstruction project sites. Major complexes include Jangwi Prugio Mark One in Jangwi-dong, Seongbuk-gu (1,931 units total); Summit Clavion in Singil-dong, Yeongdeungpo-gu (812 units); Defin Artia in Noryangjin-dong, Dongjak-gu (404 units); and Wolgye Jungheung S-Class Riviere in Wolgye-dong, Nowon-gu (355 units).

In Gyeonggi Province, notable offerings include North Osan Xi the Forest in Naesammi-dong, Osan (1,517 units total); Yeokgok District Housestory (A2) in Yeokgok-dong, Wonmi-gu, Bucheon (1,464 units); Goyang Changneung S3 in Deogyang-gu, Goyang (1,306 units); Uijeongbu Station Felice Tower Yangwoo Naeane in Uijeongbu-dong, Uijeongbu (1,252 units); and Hillstate Godeok Ellist (A31BL, A34BL and A35BL) and Godeok International New Town Sujainhousedi (A-67BL) in Godeok-dong, Pyeongtaek.

In Incheon, a large-scale supply is coming from the Geomdan district. Two complexes — The Sharp Geomdan Lake Park (AB23BL, 1,403 units) and The Sharp Geomdan Lake Park (AB22BL, 1,454 units) — account for a combined 2,857 units scheduled for pre-sale in Seo-gu.

Outside the metropolitan area, roughly 10,000 units are set for general pre-sale, with South Gyeongsang Province accounting for the largest share at 42 percent. The regional breakdown is: South Gyeongsang Province, 4,482 units across eight complexes; South Chungcheong Province, 2,554 units across three complexes; Busan, 1,067 units across three complexes; South Jeolla Province, 449 units from one complex; Jeju, 378 units across two complexes; and Gwangju, 356 units from one complex.

"Pre-sale prices continue to rise, but interest in the new pre-sale market remains steady," the Zigbang official said. "Demand is concentrating on complexes with strong location, price competitiveness, lifestyle infrastructure and catchment population, and selective subscription demand is expected to continue around complexes that have secured a competitive edge."
