The Byeongjeom Station neighborhood, situated between Dongtan new town and Suwon, is undergoing a significant transformation driven by large-scale residential development. Brand-name apartment complexes are taking shape around the station, forming a residential belt expected to reach roughly 10,000 units, with new pre-sales also on the way.
Byeongjeom Station is one of southern Gyeonggi Province's key transit hubs, handling an average of about 30,000 transfers a day. The station is served by Seoul Metropolitan Subway Line 1, and plans are under way to extend the GTX-C line to Byeongjeom. The area also serves as a residential base for the surrounding industrial corridor, with Samsung Electronics' Hwaseong and Giheung campuses, Dongtan Techno Valley and the Gajang Industrial Complex all nearby.
Large residential complexes have been arriving in the area in quick succession. Already in place near Byeongjeom Station are Byeongjeom Station iPark Castle — 2,666 units that opened in 2021 — and Hillstate Osan The Class, with 970 units. Including complexes still to come, the residential belt around the station is expected to reach approximately 10,000 units in total.
Development projects are also moving forward. The Byeongjeom Complex Town project and a multimodal transit center are both being pursued near the station. The transit center is planned for a roughly 44,362-square-meter site in Jinan-dong, Hwaseong, and will combine transfer support facilities with office, commercial and residential functions.
Against this backdrop of residential supply and development activity, a new pre-sale is on the horizon. GS Engineering & Construction plans to launch pre-sales for Osan Heritage Xi in Yangsan-dong, Osan, Gyeonggi Province, in July.
Osan Heritage Xi will be built across Blocks 1 and 2 in Yangsan-dong, Osan, for a total of 1,783 units — 1,069 in Block 1 and 714 in Block 2. Unit sizes range from 75 to 166 square meters in exclusive use area.
The complex sits within the Byeongjeom Station living zone and will have access to Line 1 at Byeongjeom Station. Additional transit improvements are also planned, including an extension of Line 1 to Dongtan Station and a Dongtan urban rail tram line. Road access to the broader metropolitan area will be available via the Second Seoul Beltway (Bongdam–Dongtan section), the Osan-Hwaseong Expressway and the planned Osan-Yongin Expressway.
Lifestyle amenities are well covered. The Byeongjeom Station commercial district and the Byeongjeom Complex Town central commercial zone are close by, as are Lotte Cinema, Hanaro Mart and Yangsan Library. A planned elementary school (tentatively named Yangsan 1st Elementary) and Yangsan Middle School, set to open in 2027, will both be within walking distance.
Green space surrounds the complex, with Osan Sema Park, Hwaseong National Cemetery Park and Hwasan Ecological Park all nearby. A sports park of roughly 33,000 square meters — about 10,000 pyeong (1 pyeong equals 3.3 square meters) — is also planned close to the development.
Industry sources say large-scale residential supply and development projects, including the multimodal transit center, are advancing in the Byeongjeom Station area, with a residential belt of roughly 10,000 units expected to take shape in the coming years.
