Daewoo Engineering launches pre-sales for Jangwi Prugio Mark One in Jangwi New Town

Daewoo Engineering & Construction will open the model home for Jangwi Prugio Mark One on Friday, marking the official launch of pre-sales for the project.

Jangwi Prugio Mark One is a redevelopment of Zone 10 within the Jangwi New Town redevelopment district in Jangwi-dong, Seongbuk-gu, Seoul. The complex comprises 23 buildings ranging from five basement levels to 35 floors above ground, with a total of 1,931 units.

Of those, 1,032 units with exclusive use areas of 39 to 114 square meters will be offered in the general pre-sale. The average pre-sale price is 50.34 million won ($32,700) per 3.3 square meters, with move-in scheduled for September 2030.

The subscription schedule opens with special supply on Monday, followed by first-priority applications for local-area residents on Tuesday, first-priority applications for other metropolitan area residents on Wednesday, and second-priority applications on Thursday. Successful applicants will be announced July 8, with contract signings running four days from July 20 to 23.

For the general supply, first-priority subscription is open to applicants who are at least 19 years old, have lived in Seoul for at least two years as of the announcement date or reside anywhere in the Greater Seoul metropolitan area — Seoul, Gyeonggi Province or Incheon — have held a housing subscription account for at least 24 months, and meet the required deposit amounts by region and unit size. A 10-year resale restriction and a three-year transfer restriction apply; there is no mandatory residency period.

Jangwi Prugio Mark One sits in a transit-oriented area near Dolgoji Station on subway Line 6. City Hall Station, a transfer point for Lines 1 and 2, and Sinsa Station, a transfer point for Line 3 and the Shinbundang Line, are both reachable within about 30 minutes. Vehicle access is also convenient via the East Seoul Urban Expressway and the Inner Circular Road. Transportation links are expected to improve further with the planned Dongbuk Light Rail Transit line and the Greater Seoul Metropolitan Express Railway (GTX) Line C.

Jangwi Elementary School sits directly beside the complex, allowing students to walk to school safely. Several other schools — including Wolgok Middle School, Namdaemun Middle School, Jangwi Middle School and Seokgwan High School — are located within roughly 1.5 kilometers. Major hospitals are nearby, providing good access to medical care, and the complex is also close to Bukseoul Dream Forest.

Jangwi Prugio Mark One incorporates an award-winning exterior design recognized during Seoul's building design review process. Lower-rise buildings are concentrated along the outer edges to harmonize with the surrounding urban fabric, while a three-dimensional facade design along the southern ring road creates a distinctive streetscape. The complex has been certified as an award-winning residential building, qualifying it for relaxed balcony removal standards that expand usable interior space.

All units are oriented primarily toward the south to maximize sunlight and views. Smaller unit types of 39 and 46 square meters are also available, catering to single-person households and other niche demand.

The 51-square-meter Type A and C units and the 74-square-meter Type A1 and A2 units, as well as the 114-square-meter type, feature walk-in closets in two bedrooms. The 74-square-meter Type B and 84-square-meter Type C units come with a master bedroom walk-in closet and a hallway pantry. The 59-square-meter Type C and E units, the 84-square-meter Type A, C and D units, and the 101-square-meter type are designed in a four-bay flat-slab layout, while the 84-square-meter Type A, B and D units and the 114-square-meter type include an alpha room.

A paid upgrade package called "Life Up" will also be available. It covers styling, storage, kitchen and bathroom enhancements, and buyers may choose options such as an entryway inner door, specialized storage solutions, kitchen cabinetry and premium bathroom finishes.

The landscaped grounds will feature a tea house, a water lounge and walking paths, with rooftop gardens on select buildings. The community facility, called the Greenery Lounge, will house a fitness club, a group exercise studio, a golf club, a screen golf facility and a sauna. It will also include a study room, a small library and other education and childcare amenities, along with lifestyle conveniences such as a cinema room, a cafe and a coin laundry.

"Jangwi Prugio Mark One is a large-scale apartment complex within Jangwi New Town — the largest new town development in Seoul — offering a flat-terrain residential environment with direct access to Dolgoji Station on Line 6 and an elementary school right next door," a Daewoo Engineering & Construction official said. "All general-supply units are on the fifth floor or above, and we expect the diverse floor plan options to give prospective buyers a wide range of choices."

The model home for Jangwi Prugio Mark One is located in the Sinseol-dong area of Dongdaemun-gu, Seoul.
