Hyundai E&C's Hillstate Yangsan the Sky draws attention as first new apartments in area in a decade

Hyundai E&C's Hillstate Yangsan the Sky, a residential development in Gachon-ri and Beomeo-ri, Mulgeum-eup, Yangsan, South Gyeongsang Province, is drawing strong interest from prospective buyers.

According to Hyundai E&C on Monday, the project comprises two complexes with a combined 598 units. Complex 1 will rise from four below-ground floors to 20 above-ground floors across four buildings, offering unit types of 68, 84 and 159 square meters (exclusive use area) for a total of 299 units. Complex 2 will span three below-ground floors to 20 above-ground floors across four buildings, with 84 and 159 square meter units, also totaling 299 units.

The Yangsan real estate market has seen limited new supply in recent years. In Gachon-ri, no new apartment pre-sales have taken place in roughly a decade since 2015. Over the past five years, most new pre-sale supply in Yangsan has been concentrated in outlying areas, with Mulgeum-eup accounting for just 2.4 percent of the total. According to move-in schedule data jointly released by the Korea Real Estate Board and Real Estate R114, no new move-ins are planned in Yangsan from the second half of this year through the end of next year.

Demand fundamentals in Mulgeum-eup, however, remain solid. According to resident registration statistics from the Ministry of Interior and Safety as of April 2026, Mulgeum-eup has the largest population of any "eup"-level township in the country, with 117,196 residents. Families who meet individual university requirements — such as residing together with their children for a specified period — may also be eligible to apply under rural special admissions quotas.

Expectations are also building around development projects in the Yangsan area. According to the city, KTX Mulgeum Station signed a memorandum of understanding with Korail last year and has completed a design competition and begun the design phase. Construction on a facility improvement and expansion project at the station is set to begin in November, with a projected budget of about 16.3 billion won ($10.6 million).

A southeastern medical cluster and biotech lab hub tied to Pusan National University is also in the works, and efforts to attract a UN international logistics center have drawn attention. The UN logistics center bid was a campaign pledge made by President Lee Jae-myung during his candidacy and was included in the five-year national governance plan the National Planning Advisory Committee announced in September last year.

The Yangsan Line, a planned rail route, is scheduled to open by the end of this year. The line will connect Nopo Station on Busan Metro Line 1 with Bukjeong Station, creating a metropolitan transit link between northern Busan and Yangsan upon opening.

Hillstate Yangsan the Sky marks Hyundai E&C's first Hillstate development in Yangsan. The complex offers convenient access within the city via Hwangsan-ro and Pusan National University Road, and is well connected to Busan and Gimhae via Jeungsan Station on Busan Metro Line 2, KTX Mulgeum Station, and the Mulgeum and Nam-Yangsan interchanges.

Seonam Elementary School is located nearby, and residents will have easy access to Mulgeum Elementary, Mulgeum Middle, Mulgeum High and Beomeo High schools, as well as the hagwon district in Gachon-ri. The Yangsan Central National Sports Center sits directly adjacent to the complex.

Yangsan Pusan National University Hospital, with more than 1,200 beds, is also close by. The hospital includes a children's ward, offering reassurance to parents with young children and enabling quick access to medical services in emergencies.

Additional amenities within reach include E-mart (Yangsan branch), Hanaro Mart (Yangsan branch), Lotte Cinema (Yangsan Mulgeum branch), Megabox (Yangsan and Yangsan Jeungsan branches), Yangsan Intercity Bus Terminal and Narae Metro City. Nearby Obongsan, Seonam Sports Park and Yangsan Design Park provide ample options for family leisure.

All units except two penthouse units are designed in a flat-slab four-bay layout. Floor plans maximize storage with walk-in closets and pantry or flex rooms. Ceiling heights of 2.4 meters — rising to 2.5 meters with coffered ceilings — enhance the sense of interior openness.

Community amenities include an indoor golf practice range, a fitness center, a Hills Lounge, a study lounge and "H Kids Forest," an eco-themed indoor play space. Each complex will also receive one complimentary shuttle bus.

Hyundai E&C's proprietary inter-floor noise reduction technology, the H Silent Home System, has been applied to all units, with limited exceptions in ancillary spaces such as pantries and walk-in closets. Residents can monitor and control their homes remotely via the "my HILLS" smartphone app.

The Hillstate brand has ranked first in apartment brand reputation in monthly surveys conducted by the Korea Corporate Reputation Institute for 87 consecutive months from April 2019 through June 2026. The brand has also claimed top honors in the multi-family housing and smart home service categories of the Korea Standards Association's Premium Brand Index for three consecutive years from 2023 to 2025, and has topped the BrandStock Korea Brand Star multi-family housing category for five consecutive years from 2022 to 2026.

Special supply applications for the complex opened June 22, with first-priority applications held June 23 and second-priority on June 24. Winners for Complex 1 will be announced Tuesday, and for Complex 2 on July 1. Contracts will be signed over three days from July 13 to 15. The development's model house drew approximately 10,000 visitors within three days of opening.
