Development plans for aging residential areas near Yangjae Station, a stretch along Dosan-daero and a special planning zone near Onsu Station have cleared urban planning review in quick succession. Mixed-use redevelopment combining residential, office and commercial functions is set for areas behind Gangnam-daero and along Dosan-daero, while construction of lifestyle support facilities — including newlywed housing and a public postpartum care center — is moving ahead near Onsu Station.
The Seoul Metropolitan Government said Thursday it approved an amendment to the district unit plan and special planning zone development scheme for the area around 1342 Seocho-dong at the 12th Joint Urban and Architecture Committee meeting held Wednesday.
The site falls within the district unit planning zone in Seocho-dong, Seocho-gu. The city drew up the detailed development plan for the special planning zone to improve living conditions in the aging residential neighborhood behind Gangnam-daero and strengthen urban support functions in the area.
Under the plan, the site will be rezoned to a quasi-residential zone in recognition of its location within the Yangjae transit-oriented area — a move intended to secure a mix of urban residential and neighborhood commercial uses.
Primary uses will include apartment housing, officetels and neighborhood commercial facilities. The site is planned for a 25-story mixed-use residential building, and public facilities such as senior welfare and childcare centers will also be incorporated. Public rental housing will be provided in exchange for floor-area ratio incentives.
Along Dosan-daero in Cheongdam-dong, Gangnam-gu, a 35-story mixed-use complex combining a tourist hotel, commercial facilities and apartment housing is planned.
The site sits within the linear commercial zone along Dosan-daero. The area is considered to have strong development potential, with major transit infrastructure projects in the pipeline — including the Wirye-Sinsa line and the underground rerouting of the East Seoul Expressway.
Under the district unit plan decision, a complex spanning nine basement floors and 35 above-ground floors will be built on the site, combining a tourist hotel, commercial facilities and apartment housing. The city expects the project to expand accommodation infrastructure to meet tourist demand.
Public open spaces will be created along both Dosan-daero and the adjacent side streets. A publicly accessible open space on the fourth floor is envisioned as a rest area in the heart of the city.
Public contributions from the development will fund the reconstruction of the aging Cheongdam-dong community service center. The city plans to build a combined facility incorporating the community center and cultural amenities to improve convenience for residents. Any remaining public contribution will be provided in cash and used to expand infrastructure in underdeveloped areas.
In the special planning zone covering the Hanju Logistics Center site near Onsu Station in Guro-gu, the public postpartum care center will now be permitted on above-ground floors.
The site is a 10-minute walk from Onsu Station on subway lines 1 and 7, and sits adjacent to Gyeongin-ro, a major arterial road, giving it strong transport access.
The site had already been designated for the supply of 195 units of "Mirinae House" newlywed housing and the introduction of a public postpartum care center.
The amendment adjusts the location of the public postpartum care center — previously slated for the first basement floor under the existing district unit plan — to span from the first basement floor through the second above-ground floor.
Key spaces for mothers and infants will be placed on above-ground floors, improving natural lighting and ventilation and enhancing convenience for postpartum care center users.
A sunken outdoor space linked to the public postpartum care center will also be expanded. The existing public open space will be partially adjusted, and a replacement pocket-park-style open space will be created at another location within the site.
