Jungnang-gu announced Thursday that the private redevelopment project for Myeongmok Zone 10, centered on the area around 174-1 Myeongmok-dong, has officially entered full development after the Seoul Metropolitan Government completed its urban improvement plan decision and zone designation notice on Thursday.
The designation was finalized following a series of administrative procedures after the Seoul Urban Planning Committee's subcommittee approved a revised improvement plan and zone designation proposal in April.
Under the designation, Myeongmok Zone 10 is set to be developed into a residential complex of up to 35 above-ground floors with a total of 959 units, including 167 public rental units.
The project also benefits from a zoning upgrade — from a second-class general residential zone (limited to seven floors) to a third-class general residential zone — along with the application of a project viability correction factor of 1.52, which expands the legally permitted floor area ratio. As a result, the project will be subject to an allowable floor area ratio of 252 percent and a planned floor area ratio of 300 percent, improving conditions for development.
The new complex will coordinate with the adjacent Myeongmok Zone 8 and nearby street-block housing improvement projects to widen roads and create public pedestrian pathways, improving traffic flow and the walking environment across the broader area.
Taking advantage of its proximity to Jungnangcheon, the complex is also planned as a waterfront-themed residential development, designed to form a dynamic skyline that complements the riverside landscape.
"This designation notice lays the groundwork for the Myeongmok Zone 10 redevelopment project to move forward in earnest," Jungnang-gu District Mayor Ryu Gyeong-gi said. "We will continue to provide full administrative support to ensure that a pleasant residential complex in harmony with the natural environment of Jungnangcheon is built swiftly and stably."
