DL E&C announced Tuesday it is offering pre-sales for e편한세상 Bucheon Urban Square, a transit-oriented complex situated directly in front of Sosa Station, a transfer hub for Line 1 and the West Coast Line.
Developed through the Sosa District 3 housing redevelopment project, the complex will consist of 13 buildings ranging from 3 below-ground to 38 above-ground floors, totaling 1,649 units, of which 897 are available for general pre-sale. The 897 general pre-sale units break down by exclusive use area as follows: 374 units of 59-square-meter Type A, 107 units of 59-square-meter Type B, 208 units of 74-square-meter Type A, 108 units of 74-square-meter Type B, 73 units of 84-square-meter Type A and 27 units of 84-square-meter Type B. Move-in is scheduled for October 2029.
A key selling point is connectivity: via Sosa Station, residents can access not only Lines 2, 5, 7 and 9 but also the Airport Railroad. The G-Valley business districts of Magok, Guro and Gasan are reachable within 20 minutes, while Seoul's three major business hubs — Yeouido, Gwanghwamun and Gangnam — are accessible within roughly 40 minutes.
Bucheon, Gyeonggi Province, where the complex is located, is an unregulated area, meaning buyers can apply a loan-to-value ratio of up to 70%. A flat initial deposit of 10 million won ($6,750) is available, along with a deferred-interest arrangement on interim construction loans covering 60% of the purchase price.
The complex's community facilities will include a sauna, fitness center, indoor screen golf practice range, screen golf room, mini gym, all-day dining venue, dePoem Cafe, lounge cafe with a small library and a guesthouse.
The complex will feature "dePoem," the premium landscaping design exclusive to the e편한세상 brand, including a lawn courtyard. Unit interiors will incorporate the "C2 House" lifestyle customization platform with its innovative layout design, as well as "The Selection," which allows residents to choose interior finishing options to suit their personal taste.
An industry official said Bucheon city is pursuing a KTX-Eum stop at Sosa Station, and that GTX Line B — scheduled to open in 2031 — is planned at Bucheon Sports Complex Station, just one stop away, adding to the area's transport upside. "We expect this area to establish itself as a transportation hub for southwestern Gyeonggi Province," the official added.
Several redevelopment projects, including Sosa District 1-1 and Sosa-bon District 1-1, are under way in the vicinity of Sosa Station. Together with e편한세상 Bucheon Urban Square, they are expected to form a new residential town of roughly 7,000 units.
Meanwhile, DL E&C posted provisional first-quarter 2026 consolidated sales of 1.73 trillion won and operating profit of 157.4 billion won.
