About 14,300 apartments nationwide are scheduled for move-in in August, with roughly 8,900 units coming in the Greater Seoul metropolitan area. Seoul alone will see 3,540 units — the highest monthly figure this year — driven largely by the 2,091-unit Banpo Raemian Trinione complex in Banpo-dong, Seocho-gu.
According to a survey by real estate platform Zigbang released Monday, nationwide apartment move-ins in August are projected at 14,342 units, up 3.4 percent from 13,867 units in the same period last year. The figure is roughly in line with the previous month's 14,400 units.
By region, the Greater Seoul area accounts for 8,924 units and non-metropolitan areas for 5,418 units, with the capital region making up about 62 percent of the total. While the metropolitan figure is slightly down from 9,172 units the previous month, Seoul is on track for its highest monthly move-in volume of the year.
Within the metropolitan area, Seoul will receive 3,540 units and Gyeonggi Province 5,384 units. No move-ins are scheduled in Incheon.
Six complexes are set to open in Seoul. In addition to Banpo Raemian Trinione, they include Magok District 17 (577 units) in Magok-dong, Gangseo-gu; Hillstate Mapo The First (488 units) in Sinsu-dong, Mapo-gu; Elif Mia Station Complexes 1 and 2 (260 units) in Mia-dong, Gangbuk-gu; and Dongjak Boraemae Station Prezent (124 units) in Sindaebang-dong, Dongjak-gu.
Banpo Raemian Trinione alone accounts for more than half of Seoul's total August move-in volume, and analysts expect it to affect the jeonse and monthly rent market and available listings in the surrounding area. However, because supply is so heavily concentrated in a single large complex, analysts caution that the increase cannot be characterized as a broad, evenly distributed expansion of supply across Seoul.
In Gyeonggi Province, move-ins are led by Pyeongtaek (2,230 units), followed by Suwon (2,178 units), Icheon (558 units) and Paju (418 units).
In Pyeongtaek, Brain City Daegwang Rosevian Moaelga (1,700 units) and Pyeongtaek Godeok International New Town Block A48 Yemiji (431 units) are set to open. In Gwonseon-gu, Suwon, Maegyo Station Palucid (2,178 units) will begin move-ins. Icheon will receive Icheon Xi The Riche (558 units), while Paju will see Paju Unjeong New Town Woolim Lin The Centum (418 units).
Outside the metropolitan area, a total of 5,418 units are scheduled for move-in: 2,059 in South Chungcheong Province, 1,668 in Gangwon Province, 695 in Gwangju, 602 in North Chungcheong Province and 394 in Ulsan.
In South Chungcheong Province, Tangjeong Prugio River Park (1,626 units) in Asan and Nonsan Prugio The First (433 units) in Nonsan will open. Gangwon Province will see 1,668 units across two complexes: Chuncheon Lake City i'Park (874 units) and Gangneung Ocean City i'Park (794 units).
In Gwangju, Wee Park The Central (695 units) in Seo-gu will open for move-in. In Cheongju, North Chungcheong Province, Harrington Place Technopolis (602 units) is set to open. Ulsan will receive Okdong Gyeongnam Honors Ville UBC (320 units) and Centum El Casa (74 units).
"August move-in volumes are similar to the previous month, but regional disparities are wide, so the impact of individual complexes on surrounding markets will vary," said Kim Min-young, a manager at Zigbang's big data lab. "In particular, since Seoul's supply is concentrated in the large Banpo complex, it is worth keeping a close eye on jeonse and monthly rent listings and price trends in the Gangnam area."
