Soaring raw material costs and labor expenses have kept apartment pre-sale prices on an upward trajectory, reshaping the subscription market. As prices for the previously favored 84-square-meter exclusive-use units have surged, demand is shifting toward smaller units of 59 square meters or less — apartments seen as more affordable and easier to liquidate.
Pre-sale prices for 84-square-meter units in key Seoul neighborhoods have climbed sharply, intensifying competition for subscriptions to smaller apartments of 59 square meters or less, according to the housing industry. As of late July, small-type units claimed the majority of the top competition-ratio spots in the Seoul and Gyeonggi Province subscription markets. The 59-square-meter unit at Otiere Banpo in Jamwon-dong, Seocho-gu, recorded the highest competition ratio at 1,180.87 to 1. Overall, 14 of the top 20 first-priority complexes by competition ratio were units of 59 square meters or smaller.
Price appreciation data also confirms the strength of smaller apartments. According to KB Real Estate's apartment sale price index by exclusive-use area, the sale price index for small Seoul apartments — those with exclusive-use areas of 60 square meters or less — rose 9.48 percent from January through July. That is more than double the 4.70 percent gain recorded for medium-to-large units in the 102-to-135-square-meter range.
The popularity of smaller units is tied to a growing number of one- and two-person households and rising demand from younger buyers. Analysts also point to specialized design features increasingly adopted in newly supplied 59-square-meter complexes — including walk-in closets, pantry spaces and four-bay flat-slab layouts — that maximize space efficiency and make units feel larger than their floor area suggests.
Summit Clavion to be Singil New Town's first high-end complex
Against this backdrop, Daewoo Engineering & Construction's Summit Clavion is drawing attention. The complex will be built through a housing reconstruction project in Singil New Town Redevelopment Promotion Zone 10 in Yeongdeungpo-gu, Seoul. It will rise up to 29 above-ground floors across eight buildings with four below-ground levels, comprising 812 units in total. Of these, 176 units in the small to medium-small range of 44 to 59 square meters in exclusive-use area will be offered in the general pre-sale, covering the sizes most favored by the market.
The complex marks the first application of Summit — Daewoo Engineering & Construction's top-tier residential brand — within Singil New Town. The company plans to bring the construction expertise, premium finishes and differentiated design features it has refined at projects in core Seoul locations such as Banpo, Seocho and Yongsan, delivering high-end residential value even in smaller unit sizes. Premium community facilities and a smart home system are also planned for the complex.
The complex benefits from strong transport links and surrounding infrastructure. Situated directly adjacent to Sinpung Station on Seoul Metro Line 7, it will gain double transit-oriented status once the Sinansan Line opens. Line 7 provides direct access to major business districts in the Gangnam area without transfers, and the future Sinansan Line will put Yeouido Station just three stops away, dramatically improving access to both Yeouido and Gangnam.
The complex also offers a strong educational environment and comfortable living conditions. Daegil Elementary School and Daeyeong Elementary, Middle and High schools are all within walking distance, while Boramae Park and Singil Neighborhood Park provide nearby green space. Residents will also have access to the southwest Seoul area's top shopping, cultural and medical amenities, including Yeongdeungpo Times Square, The Hyundai Seoul, Yeouido IFC Mall and H Sacred Heart Hospital.
"In an environment of continued pre-sale price increases, this final private supply in Singil New Town — and its first high-end brand small-unit offering — will give end-users a realistic opportunity to own a home," a sales official said. "We expect strong subscription interest, as buyers can enjoy both the upside of the Sinansan Line opening and the premium of a high-end brand at the same time."
Summit Clavion will open its model house Friday, with special supply subscriptions beginning Monday and first-priority subscriptions for residents of the relevant area opening Wednesday. The model house will be located along Hangang-daero in Yongsan-gu, Seoul.
