Gwangjin-gu approved the establishment of a street housing redevelopment cooperative for the area around 648 Jayang-dong — Zone 3 within the Jayang 2-dong 649 Moa Town (Jayang Han River B) development — on Aug. 7.
This marks the first cooperative establishment approval for a Moa housing project within Gwangjin-gu's Moa Town.
The Jayang 2-dong 649 Moa Town (Jayang Han River B) is Gwangjin-gu's first Moa Town, with its management plan approved and publicly announced on April 30. Spanning approximately 95,352 square meters across five zones, the completed development is expected to deliver around 2,325 Moa housing units — including 501 rental units — in buildings ranging from 3 below-ground to 35 above-ground floors.
Zone 3, which received cooperative establishment approval, will supply 467 units — including 90 rental units — in a building with 3 below-ground and 35 above-ground floors, with a ground-breaking target within 2030. Starting with Zone 3, the remaining zones — 1, 2, 4 and 5 — are also expected to complete their cooperative establishments in sequence during August.
As the project moves forward, the zoning designation will be upgraded from second-class general residential to third-class general residential, raising the floor-area ratio from 250 percent to 300 percent. Ttukseomno 54-gil, a main road in the area, will be widened from 6 meters to up to 14 meters, and pedestrian walkways of at least 3 meters will be created along adjacent roads using front setback space, improving the walking environment.
Building setback lines and upper-floor facade lines will also be applied in accordance with the Han River management master plan to secure view corridors toward the river and enhance the sense of openness.
"This is highly significant as the first cooperative establishment approval within Gwangjin-gu's Moa Town," District Mayor Kim Gyeong-ho said. "We will spare no administrative support to ensure the project proceeds without a hitch. We will invigorate housing supply through Moa Town and improve the residential environment in ways residents can feel firsthand, making Gwangjin a better place to live."
