About 20,000 units set for pre-sale in Greater Seoul in September, but only 244 in Seoul proper

Nationwide apartment pre-sales are forecast to surge 74 percent in September from the previous month, reaching their highest monthly volume since December 2022. Most of the supply, however, will be concentrated outside Seoul — in Gyeonggi Province and Incheon — pointing to a sharp divergence in market conditions across the metropolitan area.

Real Estate 114 said Tuesday that an estimated 33,268 units, including rental housing, are scheduled for pre-sale nationwide in September. "September is shaping up to be the busiest month not only compared with the confirmed monthly figures from January through August this year, but also against the planned monthly volumes for October through December," a Real Estate 114 official said. "It should give the government, buyers and suppliers alike a moment to catch their breath."

The greater Seoul metropolitan area is expected to see 19,949 units come to market, up 56 percent from the previous month. The bulk of that supply will come from Gyeonggi Province (11,686 units) and Incheon (8,019 units), while Seoul itself accounts for just 244 units across three complexes.

Major pre-sale projects in the metropolitan area include Gyeonggi Gwangju Station Lotte Castle Signature 2nd Complex in Ssangnyeong-dong, Gwangju, Gyeonggi Province (1,249 units); The Sharp Bundang Heist in Jeongja-dong, Bundang-gu, Seongnam (1,149 units); Hanwha Forena Jije Station in Segyo-dong, Pyeongtaek (1,098 units); Acme R Dongtan in Bansong-dong, Dongtan-gu, Hwaseong (1,808 units); City O'Ciel 9th Complex Ocean Park View in Hagik-dong, Michuhol-gu, Incheon (1,949 units); Sangok Station Xi Hillstate & Hanulchae in Sangok-dong, Bupyeong-gu, Incheon (2,706 units); and Geomdan Centreville Grand Foret in Oryu-dong, Geomdan-gu, Incheon (856 units).

Regions outside the metropolitan area are set to see pre-sale volumes more than double from the previous month. Among those regions, Gwangju leads with 3,216 units, followed by South Chungcheong Province (2,025 units), South Gyeongsang Province (1,963 units), Busan (1,713 units) and Ulsan (1,521 units). Key projects include Geoje Okpo Public Housing Complex in Okpo-dong, Geoje, South Gyeongsang Province (1,963 units); All New Champions City 1st Phase in Im-dong, Buk-gu, Gwangju (3,216 units); Busan Myeongji A5 in Myeongji-dong, Gangseo-gu, Busan (876 units); Grand Lac Eileen's Garden in Yaeum-dong, Nam-gu, Ulsan (1,521 units); and Dujeong Station Prugio Grand Peak in Seongjung-dong, Seobuk-gu, Cheonan, South Chungcheong Province (1,438 units).
