'Double transit-oriented' location pays off: Geomam Station Prugio Pravenue hits 131.5-to-1 peak ratio in first-round subscriptions

Geomam Station Prugio Pravenue, a residential complex being developed by Daewoo Engineering & Construction in the Geomam Station transit-oriented public housing district in Incheon, drew an average competition ratio of 18.96-to-1 in its first-round apartment subscription held Tuesday.

According to the Korea Real Estate Board's subscription platform, 2,161 applications were received for 114 units offered in the general supply category.

The highest competition ratio came from the 60-square-meter Type A units, where 263 applications were submitted for just two units, yielding a ratio of 131.5-to-1.

The strong subscription results reflect the complex's location advantages, including excellent transport links and a pleasant residential environment. The development sits within walking distance of Geomam Station, a transfer hub served by both the Airport Railroad and Incheon Metro Line 2 — giving it what the industry calls a "double transit-oriented" location.

Via the Airport Railroad, residents can reach major Seoul business districts such as Seoul Station and Digital Media City within roughly 30 minutes. By car, the Cheongna interchange provides easy access to the Incheon International Airport Expressway and the Seoul Metropolitan Ring Expressway. The planned development of a multimodal transit center at Geomam Station is also expected to add long-term value to the area.

The complex benefits from rich lifestyle infrastructure and a natural setting. Nearby amenities include the Ara Waterway riverside park, Sangdong Park and the Dream Park wildflower garden, while residents will also have convenient access to the broader Cheongna and Geomdan new town lifestyle belt, including E-mart's Geomdan branch and International St. Mary's Hospital.

The Prugio brand's signature design features also drew strong interest. All units face south, and the lineup consists of mid-to-small floor plans ranging from 60 to 84 square meters. Most units feature a four-bay flat-slab layout with cross-ventilation, along with generous storage in the form of pantries and dressing rooms. Community amenities will include a fitness center, a greenery studio, a senior club and a daycare center.

"It appears that homebuyers without existing properties concentrated their subscription applications here, drawn by the double transit-oriented location near Geomam Station with its strong access to Seoul, combined with the Prugio brand premium," a sales official said.

Successful applicants will be announced Tuesday, with formal contracts to be signed over three days from Nov. 2 to Nov. 4. The resale restriction period is three years from the date of the winner announcement, and no owner-occupancy requirement applies.

The model home is located in Gyeongseo-dong, Seohaegu, Incheon.

Meanwhile, Daewoo Engineering & Construction said it has signed separate MOUs with XYZ, an AI robot service company, and DeepScent, a spatial fragrance solutions firm, to offer community services combining advanced technology with sensory content.
